Congratulations on your new Granite City Illinois home.
I had a very fulfilling experience this week when we closed on a tidy brick ranch in Granite City, Illinois with buyers Walter and Nancy.
The retired couple, who moved back to this region from another state, found me on the Internet and asked if I could help them realize their goal of finding a new home near Nancy's elderly mother.
"You actually answered your phone and were willing to help us," they marveled. I told them I always try to answer the phone and I love to work in Granite City -- a steel-manufacturing town close to the Mississippi River in Madison County, Illinois where buyers can get a lot of house for their money.
They were very focused on their needs and what they liked and didn't like about potential homes. They also followed my advice and immediately chose one of my suggested lenders to seek pre-approval. He was able to help them and we started our search for a place of their own.
After one offer was rejected in favor of a cash buyer, we kept at it and in a very short amount of time, they found this extremely clean house on a very cute street which was part of an estate. Ultimately they were pleased that the previous offer had been rejected as this home met their needs even better.
We worked through negotiations and inspections and came out with a great contract on their new home. The lender played his part perfectly and we were able to close a week early.
It can be done. You can get help finding a home, even if you're working in a lower price range. Find a Realtor like me who enjoys helping buyers with their dreams of home ownership, follow their advice and you'll be in a new home in no time.
After the closing I visited them to deliver a beautiful, red knockout rose bush (Walter's favorite flower) for their yard. Seeing their three fur kids -- dogs Taffy, Katie and Petey -- enjoying their new, fenced back yard, was an unexpected treat that made my day.

I'm waiting right now to find out if an offer my buyer made on a home this morning has been accepted.
The place he chose -- a nice all-brick ranch in a very cute neighborhood in Granite City, IL -- is a foreclosure property. But here's the great thing about this particular house -- it's part of the Freddie Mac HomeSteps program.
Freddie Mac is a GSE -- a government sponsored enterprise -- chartered to stabilize the mortgage industry and focused on making housing more affordable. Simply put, it buys mortgages from lenders to free up money for more mortgages at the lender level.
HomeSteps is a program created by Freddie Mac to make its foreclosure properties move much more quickly so inventory can be reduced. Homesteps offers cleaner and more well-maintained homes than usual bank-owned properties and provides an opportunity for owner-occupant homebuyers to make offers before investors.
And right now HomeSteps properties are an even better deal for owner occupants. Their Summer Sales Promotion allows buyers to ask for up to 3.5 percent of their closing costs and a two-year HomeProtect warranty that covers a variety of systems in the house. The warranty program also provides discounts of up to 30 percent on new appliances for the home.
To be eligible for the summer incentives, offers must be received before July 31 and close before September 30, 2011.
