Kenilworth may have a small boundary and population but it offers two nursery schools, both affiliated with churches that are located across the street from each other. Joseph Sears School also offers a junior kindergarten for four-year olds.
While I lived in Kenilworth for 18 years, my children attended a preschool in Winnetka because neither of these had been established when my children were young. They are open to both church members and non-members alike.

Usually, a town with a variety of housing choices sells its lowest priced homes more quickly than the more
expensive homes. Calculating the absorption rate for Kenilworth, IL, I found the opposite to be true.
Kenilworth is known for its beautiful large homes, many built in a prior century and many built quite recently. One of its biggest draws is the highly rated Joseph Sears School which encompasses kindergarten through eighth grade on the same campus. Not to mention it's right on Lake Michigan.
The absorption rate is a measure of how long it will take the current inventory to sell if no new homes come on the market. In other words, it gives a seller an idea of the pace of home sales in a particular marketplace. A "healthy" market place has an absorption rate of 5-7 months, a seller's market is less than that, and a buyer's market is more than 8 months.
Here's what I found for Kenilworth.
All homes for sale in Kenilworth: 14 1/2 months worth of inventory
Kenilworth homes priced up to $1 million: 24 months inventory
Kenilworth homes priced from $1-2 million: 18 months inventory
Kenilworth homes priced above $2 million: 9 months inventory
While this does prove that we still have a buyer's market in Kenilworth, it also shows that higher priced homes are outselling more moderately priced homes. In fact, those luxury homes are very close to being in the normal market range.
Good news for sellers of those homes - but remember, it still takes a well-priced home to make that sale. This does not mean that prices are going up, it means that buyers are choosing Kenilworth for the good value that it represents.

Homes for Sale in Kenilworth (November 2011)
Upscale homebuyers are discriminating and careful. They want the best home the North Shore has to offer, but they won’t pay more for a house than its fair market value.
If you’re a homebuyer looking for a great deal on Chicago’s North Shore, look for properties where the homeowners are motivated.
One indicator of motivation is market time … how long the property has been for sale.
Another sign of motivation is by comparing current list price to original list price. The greater the price deduction, the more the homeowner has settled into the realities of the market place. Usually the two go hand-in-hand … but not always.
When homeowners understand the value of their house from the get-go, they’re willing to wait for the right offer.
Currently, these are the homes for sale in Kenilworth.

Kenilworth is an exclusive North Shore suburb of Chicago. As a planned community developed at the turn of the last century, Kenilworth was built on a northeast-southwest grid that assured every house received maximum sun exposure. Brilliant in more ways than one!
Named for the book written by Sir Walter Scott, Kenilworth was planned by the famous architect George W. Maher, a colleague of Frank Lloyd Wright, who went on to design 37 homes in the village. As a result of his vision, and the vision of the founder Joseph Sears, the utilities of Kenilworth were buried underground, alleys and fences were not permitted, and construction and property standards were held high, not only with fabulous houses but with large lots, paved streets, and parks.
Forbes.com ranks Kenilworth as the second most affluent neighborhood in the United States. Property values in Kenilworth have held their own through the housing slump, most priced well above $1 Million.
Kenilworth is served by the Joseph Sears School and New Trier High School.

You earned it. You bought it. You loved it. Now you want to sell it. Your house in Kenilworth, that is.
Nothing can stop you if this is your must-have goal. You cannot test the market or dip your toes in the water. You have to go full throttle and pull out all stops to make your dream become a reality. Otherwise, you’ll just be spinning your wheels.
Listing your house for sale isn’t the same as selling your house
If you own a house in Kenilworth, consider yourself fortunate to live in such a vibrant and popular community. It may be ‘cooler by the lake’, but it’s still a hot real estate market. Kenilworth won’t ever go out of style.
During the last 30 days, these luxury Kenilworth houses were sold to the highest bidder.

Full speed ahead
Each and every homeowner who intended to sell quickly did. How can you tell? They sold in less than 2 months. In addition, these properties usually sold at a price within a few percentage points of their original list price.
These homeowners weren’t about to fool around. To a one, they prepared to sell … not just list … BEFORE they put their homes on the market.
Once the prep work was done, they didn’t sit back, sipping mint juleps on the porch. They put their best foot forward for every showing. For them, Open House happened every day of the week.
When offers came in, they negotiated in good faith. No offer was too low because every offer was a jumping-off point.
Ultimately, their goal was to move out and move on. They did just that. Some in days. Some in weeks. Others in a few short months.
Up to speed
Not all suburban communities are so lucky. In fact, not all Kenilworth homeowners have been as lucky. Many are still waiting their turn to sit at the closing table.
Currently, 34luxury-priced homes in Kenilworth remain unsold. Some houses have been on the market for years. Yes, years!
The numbers reveal a 9-month supply. While 9 monthsisn’t something to ‘write home’ about, 9 months is as close to nirvana as you can get in this challenging market climate.
The ‘wow’ factor
Selling your luxury home always requires extra hurdles to jump over.
Buyers are looking for that certain je ne sais quoi. They’re expecting ‘whiz-bang’ for their buck. They don’t want to compromise. Price must always be justified by quality. If they’re going to mortgage their future, they want their investment to be a sound one.
Don’t be left behind
If you haven’t sold your house yet, but want to sooner rather than much later, don’t get stuck with one of those ‘unsold’ homes languishing on the market. Instead, make sure you understand everything before going into the selling process. Don’t try to hedge your bet. And understand that the homes that sell the fastest are the homes that meet buyer expectations.
To meet … and exceed … buyer expectations, homesellers should concentrate on these 3 selling points to create demand for their house.
Condition– A house worth a million bucks must be worth a million bucks. Leave no stone unturned or detail overlooked.
Presentation – Turn your home into a castle. A showcase. A property worthy of being featured in Architectural Digest.
Value – When your house stands out from the crowd, homebuyers know it, want to see it, and will put it at the top of their list.
To sum up, use this formula when you’re making plans to sell your house —
Condition + Presentation + Value = Sales Success
Champagne wishes and caviar dreams
In a real estate market where the number of anxious sellers far surpasses the number of serious buyers, homeowners can’t afford to kick back and rely on luck. They have to make sure their house tells a unique story to homebuyers that they, too, can live in the laps of luxury.
