Updated Foreclosed Home on Savannah Trail in Lake Barrington Illinois

Tuesday every week in Barrington Illinois is Broker Tour Day. Brokers with new and existing listings will host any of their listed homes open for brokers (and real estate agents) to tour the homes to keep in mind for their buyers.

Broker Tour is not something I usually take any time to do. I prefer to preview homes for my buyers if they wish, rather than spend an entire day looking at all the homes newly listed for which I do not have an active client. However today I made an exception and will do so if there is a property of particular interest to me. It only took me 10 minutes and I visited this home on Savannah Trail in Lake Barrington Illinois because I viewed it with a buyer client of mine in the fall when it was available for sale as a foreclosed home. At the time it was in pretty poor condition for a home that was not even 10 years old.

I had seen the property listed for sale last month and saw the broker open signs. I thought I would take a peek and see whether the owner had done a good restoration job. The owner had put in a new kitchen with granite counters and stainless steel appliances, all the floors had been re-finished, the entire house inside and out has been painted, the bathrooms have all been re-done. The part of the home that was in the worse condition was the basement which had mold growing up the walls due to the refridgerator line dripping for months while the house was abandoned. Now you would not know. Oh and all new carpets. He also moved a wall where the upstairs loft was - to create a smaller loft and a sitting room for the master-what a great selling feature.

I congratulate the owner for a fabulous job. There is no doubt this home is now one of the nicest in the Savannah subdivision. All he needs to do is fix the deck which now the weather is co-operating should not take long.

Showing Foreclosured Homes in Lake Barrington. Saturday I was out showing homes to a client and one of the homes we looked at was in Savannah Trail, Lake Barrington, also the subdivision in which I live. I showed it to my client because the price even as a foreclosure was surprisingly low. I wondered why, there is always a reason for these things. The home is only 7 years old and the 2 acre lot needs some TLC. Upon entrance to the home it looks to be in good shape - until we find the kitchen! What kitchen, there is no kitchen, the room is bare! No cabinets, no sink, no stove, no island, they left the wall tiles and floor, but no plumbing either. This set the stage for the rest of the house. No cabinets, no sinks, they even took the master bath tub. No A/C floor vent covers, no light fixtures.

So what extras did we find? You got it, Mold and a very wet basement. Still a little love and care, a new kitchen and bathrooms and this house can be restored to former beauty. So if you are in the market for a little project, this may be the foreclosure for you.

August 4th at 6.45am, the morning of my husbands birthday we are taking it easy for a change. Both of us still getting ready for a days work when we heard a noise to which we both said "balloon"

We looked outside and yes a hot air balloon in the subdivision on the ground in our neighbors yard!

Is this the new way buyers would like to view homes? No I guess not. No doubt they could not get enough lift. This is the second time since living here this has occured and for those who don't know there is a balloon company just down the road in Fox River Grove called Windy City Balloons that regularly flies balloons.

This is a subdivision of 42 homes in Lake Barrington, that is also seeing it's fair share of foreclosures.

Earlier this year the only ranch home on Savannah was foreclosed on and has since been sold. Now we are facing another which is heading for auction on November 24th. If not sold at auction, which is very common now there are so many, it too will appear as a listing on the open market. The house is a 4 bedroom home and it does back up to Route 22, but if you are looking for a cheap big house this could be your chance. It's last sale price in 2006 was $652,000 and I am guessing will sell well below that price this time around.

There is also one more house in Savannah that is likely to head into foreclosure. Already under notice of default it has been vacant for a long time and there is a story behind this house that may put many off. Early last year the police busted the occupants' who were tenants, for growing Marijuana with a street value of over $1 million. It was in the papers so not a big secret but some buyers may not like the idea. No doubt the home is going to need some repairs because the in house sprinkler system was used to feed the plants! My guess is it will not be until mid 2009 that the house is available but some do go through quicker.
