Prior to 2004 Lake Zurich did not have many town homes to choose from. That changed with the new subdivision called Concord Village Lake Zurich which has more homes that you might expect by looking at it from either entrance.
Meadow Wood is a new development bringing yet more town homes to Lake Zurich IL from Pulte Builders. This is easy to find being right off Route 12 just north of Miller Road and opposite Wynstone Subdivision.
Town Homes at Meadow Wood are available as new construction with prices starting $264,000. You can choose from 2 or 3 bedroom units.
Townhomes are on 3 levels with lower level having garden windows at the front and the 2 car garages at the back.

Concord Village Lake Zurich has more homes that you might expect by looking at it from either entrance.
Single Family Homes in Concord Village Lake Zurich IL

and account for 43 of the properties here. You'll be able to choose from 3 or 4 bedroom homes if you decide this is the place to buy a new Lake Zurich home, after all they are like new. They are all located on the East side of the subdivision and some of the homes have a nature preserve behind them - looks much nicer in the spring and summer. In the distance you can see the local radio and cell tower.
Current prices are $366,000 to $400,000 and of the 5 current listings 3 are under contract.
On the west side of Concord Village Lake Zurich IL - Homes are town homes and ranch villas. I remember showing these units when I first started in real estate and it was awful trying to locate a unit as there was no numbering signs - today it is much easier.
The Town-homes in Concord Village are 2 or 3 bedroom homes on 2 levels with a partial basement or lower level and garages around the back. The end units are styled like raised ranch homes with garages in the front and private drives. Prices currently start at $220,000 and go up to $299,000.

The ranch style villas at Concord Village are homes on 1 level either main or second, there are no basements and the garages are tucked into the side of the buildings making the curb appeal of the units look great. Prices start at $188,000.

Lake Zurich Real Estate - Homes For Sale - Homes Sold - Market Data
The following chart shows the average days on market for Lake Zurich real estate in 2009. Detached homes and attached homes are shown seperately. Currently there are 169 single family homes for sale in Lake Zurich with prices ranging from $105,000 to $1,389,900. There are also 37 attached homes with prices ranging from $105,000 to $494,900. Condos in Lake Zurich real estate are rare and townhomes are not common.
How many Lake Zurich homes have sold during 2009 and are we seeing the typical winter downward turn? The following chart shows all homes sold in Lake Zurich this year by month. We still appear to be going strong with home sales averaging around 20 homes a month.

If you drive up and down Route 12 you are probably wondering if the retail development is ever going to stop. The village of Barrington does not have much new development due to the limitations in potential areas to use. The Route 12 corridor though seems to be a non stop area of new strip malls or larger areas of retail.
If I think back 5 years ago, the Deer Park Shopping Mall provided a different type of shopping experience with specialty stores, restaurants, and a theater. All in all I think it has been a huge success. Recently Deer Park has had new units built at the back of the mall. Across the street Kildeer has some stores.
Go a little further north and there was a new mini mall built for Best Buy and others, go even farther north and there is another one with Office Depot - already closed down, Aldi and some others. Go south and there is a sign showing another Kildeer strip mall to be built.
Seriously folks this is insane. Just drive up Route 12 from Palataine to Lake Zurich and count the number of units that are empty. We never needed all this new development in the first place and that is as clear as day when you see what has happened. Some units were never occupied, others only lasted a year or 2. Add to that the existing older units, many of which are also now empty.
Barrington does have empty units available indicating businesses have closed. The shops at Flint Creek have not yet been fully occupied.
It is going to be a very long time before we spend as much as we used to before the recession and so NO MORE retail development, it clearly is not required.
What about office space? Plenty of that around as well. Office development not nearly as bad but there are many buildings that have space for lease. What gets me is that most owners do not appear to be offering incentives to rent their space, so it just sits empty.
Wanted - Office Space in Barrington - $300 or less per month for a single room - not basement and not in village. Call me 847-363-3686 if you have something.
