I was back at it today. Delivering my Springhill View to 320 homes in the Springhill Subdivision, Naperville Illinois.
I must say, I hated it. It took about 3 1/2 hours. Was fairly hot. Lots of walking. Actually got some blisters.
But it was work. Hard work.
Better to work smart than work hard. But I don't always know what "smart" is.
I know what hard work is.
And hanging 320 brochures in my farm area was hard work.
That can't be a bad thing.

I think it can...
I am meeting with a client tomorrow morning to put an offer on a home.
My buyers are hoping to make the offer contingent on the selling of their current home. We have talked about their expectations on price and they are very realistic.
My thought is this. I want to sell their home first, and then make the offer for the new home.
If they make the offer now, they will probably have to pay too much for the new home, being that the offer would be contingent on sale of their current home.
We need to sell ours first, and then do the shopping.
Worst case, we can't sell our house. We are exactly where we would be if we had made the offer.
Best case, we sell our house quickly and negotiate from a position of strength. That is how you negotiate.
I can sell their home quickly.
Here's how:
A. Price it right.
I feel at a listing price of $249,900, this home would be the best home in Naperville Illinois priced under $250,000. Any higher, we are in a whole different price bracket. Springhill Subdivision. Some of the best schools in Illinois. Three bedroom, 1.5 Bath. Awesome little yard. Ready to move in today but still room for personal touches. Walk to downtown Naperville and Train Station.
B. Market it hard.
List it today. I expect the home to be sold in two weeks. We have no time to waste. Shown by appointment.
Schedule an Open House for Saturday and Sunday, September 20th and 21st.
Market the open house aggressively online and in print.
Email the listing and open house announcement to my entire database.
Pass out my next 600 newsletters this week in my September neighborhoods, featuring the new listing and inviting everyone to the open house. Serve cookies and coffee...
And then accept offers Sunday night, September 21.
I expect an offer at or above the asking price.
Worst case. I do a heck of a lot of marketing.
Best case. I sell a home.
I think I can do it.

With all of the construction being done on the highways in Chicago, local Naperville businessman Chris Gogola has literally beaten the odds and traffic to succeed in the limousine business with his company, Action Limo.
"I couldn't worry about the price of gas. I had a vision. And I chased it. I am still chasing it today," said Chris on the back patio of his home in Naperville one sunny afternoon.
Chris's home, in the Springhill Subdivision located in Naperville Illinois, is more than just where he keeps his expanding family. It is also where he maintains his office, his growing fleet of cars, and his two dogs, Bella and Buddy.
His wife Julie, pregnant with their second child due in late October, helps in the office when she can. Most of her time, though, is chasing her young son, 14 month old Chase Gogola.
Chris recently added his sister Laura to his staff. "She helps in the office and gives Julie a badly needed break," says Chris.
Along with his office staff, Chris currently employs two full time drivers, along with several part-timers for big events like "Weddings, bachelor parties, all sorts of big events. You name it," says Chris.
Action Limo, which started just over one year ago, has expanded from one "Luxury Sedan" to a full fleet of three strech limos, two sedans, and his newest addition, the Lincoln Navigator.
"It's the hottest car," says Chris. "A lot of these guys have done the stretch thing...They are ready to try something new."
Either way, Chris and Action Limo have been busy with everything from "airport runs...my bread and butter" to "concerts, ballgames, weddings, bachelor parties. You name it we do it."
