The median price price (all property types included) for River Forest is up 2.1% since this time in 2011.

Looking at a break out of attached single family homes (condos, townhomes) and detached single family homes we can see that the attached sector of homes has had 28.6% drop in prices versus the single family homes in River Forest which are up 3.6%.

The number of units available on the market is down significantly for all price ranges except $199k-510k which has seen a growth in months supply of inventory by 3.0%.

It looks like the market here is improving with inventories seriously down from 2010. This should put pressure on prices if it continues.

Median sales prices are pretty flat for the middle pricing tier but down a whopping 16% for the higher end homes. Most of the homes for sale in River Forest are traditional sales. The village has very few foreclosures and short sales.

There are 69 active homes listings for sale and 83 have been sold in the last 12 months. The sold listings had an median
sale price of $594,000 and average market time of 206 days. The average market time for active listings is 205 days.

FYI - Since the inception of the Forest Park Historic Preservation Commission in 2007, the group has helped hundreds of homeowners research their properties origins. The HPC has joined forces with the School of Art Institute in Chicago to form a program on historic preservation. Performances - The Dominican University in Forest Park will have a performance by Petry Dance Company of a collection of theatrical dance works called "Raw Bones & Other Stories" April 25th and 26th. Contact www.dom.edu for tickets and times.

The program includes David N. Baker's "Shades of Blue," a selection of blues works arranged for guitar and orchestra, and Gershwin's "Rhapsody in Blue."
