Finally, Time to Buy a House

Hough: The conditions are now right for homebuyers looking long-term.

U.S. house prices have plunged by nearly one-third in five years and the nation's homeownership rate is falling at the fastest pace since the Great Depression.

Two key measures now suggest it's an excellent time to buy a house as a long-term residence or an income property (but not for a quick flip). First, the nation's ratio of house prices to yearly rents is nearly restored to its pre-bubble average, suggesting the financial advantages of homeownership once again await buyers. Second, when ultra-low mortgage rates are taken into consideration, houses are the most affordable they've been in four decades of data.

Two of the silliest mantras prevalent during the real estate bubble were that a house is the best investment you'll ever make and that a renter "throws money down the drain." Whether buying is a better financial deal than renting isn't a stagnant fact but a changing condition that depends on the relationship between prices and rents and the cost of financing, among other factors.

But the math is shifting in favor of buyers. Stock-oriented folks can think of a house's price-to-rent ratio as akin to a stock's price-to-earnings ratio, in that it compares the cost of an asset with the money it's capable of generating. For investors, a lower ratio suggests more income for the price. For prospective homeowners, a lower ratio makes owning more attractive than renting, all else held equal.

Home Sweet Deal

Many markets have price-to-rent ratios in single digits, suggesting bargains abound.

Nationwide, the ratio of median home prices to rents on average-size apartments is 11.3, down from 18.5 at the height of the housing bubble, according to Moody's Analytics. The average price-to-rent ratio between 1989 and 2003 was about 10, according to Moody's. So valuations appear almost back to normal, on average.

But for most house buyers, mortgage rates are a key determinant of their total costs. Rates are so low right now that houses in many markets look like bargains, even if price-to-rent ratios aren't hitting new lows. The 30-year mortgage rate rose to 4.12% this week from a record low of 3.94% last week, Freddie Mac said Thursday. (The rates assume 0.8% in prepaid interest, or "points".) The latest rate is still less than half the average since 1971.

As a result, house payments are more affordable than they've been in at least four decades of data. The National Association of Realtors Housing Affordability Index hit 183.7 in August, near a record high in data going back to 1970. A reading of 100 would mean that a median-income family with a 20% down-payment can afford a mortgage on a median-price home. The index's historic average reading is 120. So today's buyers can afford handsome houses--but prudent ones might opt instead for moderate houses with skimpy payments.

For example, a median house in Phoenix costs $121,700, according to Zillow.com. With a 20% down-payment and a 4.12% mortgage rate, a buyer's monthly payment would be about $470. Rent for a comparable house would be more than $1,100 a month, according to data provided by Zillow.com. That suggests buyers are much better off, even after adjusting for their additional expenses.

Of course, all of this assumes mortgages are available -- no given now that lending standards have tightened. But long-term data on down-payments and credit scores suggest conditions are more normal than many buyers think, according to Stan Humphries, chief economist at Zillow.com. "If you have good credit, a job and a down-payment, you can get a mortgage," says Mr. Humphries. "There's more paperwork and scrutiny than five years ago, but things are pretty much like they were in the '80s and '90s."

Not all housing markets are cheap, of course. Mr. Humphries says Zillow has developed a new price-to-rent ratio that uses price and rent estimates for each individual property rather than city medians, to better reflect the choices facing typical buyers. A fresh look at the numbers suggests Detroit and Miami are plenty cheap for buyers, with price-to-rent ratios of 5.6 and 7.7, respectively. New York and San Francisco might favor renters, with ratios of 17.6 and 17.2, respectively. The median ratio for 169 markets is 10.7.

For investors seeking income, one back-of-the-envelope way of seeing how these numbers stack up against yields for other assets is to divide 1 by the price-to-rent ratio, resulting in a rent yield. The median market's rent yield is 9.3% and Detroit's is 17.9%. From those yields, a real estate investor would have to subtract for taxes, insurance, upkeep and other expenses, and costs vary widely by market and case. But suppose total expenses are 4% of the purchase price. With the 10-year Treasury yield sitting at 2.2% and the S&P 500 index carrying a dividend yield of 2.1%, rents for residential housing in many markets look attractive, even after expenses.

It's little wonder that, as The Wall Street Journal reported in August, even investment funds are dabbling in single-family houses (see "Big Money Gets Into the Landlord Game").

A few caveats: First, not all transactions are average ones. Even in attractively priced markets, buyers should shop carefully. Second, prices may well fall further. Celia Chen, a senior director at Moody's Analytics, expects that prices will fall another 3% before bottoming early next year and rising slowly thereafter. "If the economy slips back into recession, however, we could easily see a 10% drop," says Ms. Chen.

Fourth, property "flipping" can be dangerous even when prices are rising. That's because absent a real-estate boom, house price gains simply aren't that exciting. Research by Yale economist Robert Shiller suggests houses more or less track the rate of inflation over long time periods.

That's what we'd expect from something made from sticks and stones and other ordinary materials. Houses aren't the magic wealth creators they were made out to be during the bubble. But when prices are low, loans are cheap and attractive investment yields are scarce, as now, buyers should jump.

37 “Then the righteous will answer him, ‘Lord, when did we see you hungry and feed you, or thirsty and give you something to drink? 38 When did we see you a stranger and invite you in, or needing clothes and clothe you? 39 When did we see you sick or in prison and go to visit you?’

40 “The King will reply, ‘Truly I tell you, whatever you did for one of the least of these brothers and sisters of mine, you did for me.’

God is so wonderful and the more you share His love the more He seems to turn right around and bless you more!
It has been very busy the last few weeks, between real estate, Gideons and Prison Fellowship at the county jail.

We have been concentrating our Gideon efforts into nursing homes during the summer. We have been able to do a bible distribution one evening every week inside different nursing homes in our area, passing out Bibles and singing hymns to the residents. It is such a blessing to see many faces light up as they receive a free bible.

I have also been blessed to "preach" on Tuesday evenings at our local county jail to different jail blocks each week, along with passing out a free "Gideon Prison" Bible to the inmates. Many of them are being held for just a few days, a few weeks, a few months, and some perhaps up to a year or just a little longer. At this point we have three (I'm one of three) Gideons able to assist at the jail through Prison Fellowship, and of course there are many in Prison Fellowship that are not Gideons. As Gideons we must personally hand out the Bibles, so between the three of us, we each are going through a case of 25 full Bibles or a case each per month. This is adding up as each Bible costs right at $5.00 each. We had our weekly prayer meeting this morning as Gideons and prayed that God would provide us the funds to purchase more Prison Bibles and this afternoon we had a Gideon camp from northern Illinois call us and said they felt lead to send us a case of Prison Bibles every month. They had been buying a case every month and mailing them directly to a prison where a prison Chaplain had been giving them out (which is permissible under Gideon Guidebook), but they heard that our camp was involved directly into the county jail and they now want to send the bibles to us every month. Praise God!

We still pray that God will provide more needed funds for more scriptures to be distributed all around the world, and certainly in our own camp (we ran out of nursing home Bibles this week). When we give to Gideons International through our camp or through Church presentations and donations, then our camp is credited for 40% of the receipt total and 60% goes to help deliver scriptures all around the world. The other way we can get more Bibles for our camp is to personally buy them through Gideons International, which we sometimes need to do when our camp funds are low. We will be at the county fair in August and hope to give out around 1000 New Testaments/Psalms that week. So you can see we stay quite busy!

Prayer Request!
Please pray for those in prisons,! Many are "repeat" offenders and they "check" in to the jail on a very routine basis. It is home to them, and what they "know" best. Their friends are inside, it is warm and they get a good meal. But also, so many of them have adictions that they just can't seem to whip. They want to know the power of God, and how to avoid temptation, and to break their habit. But they will get out of jail, get sober for awhile, then go see a friend, and let temptation/Satan get the best of them. Pray that they would know the Power of God to provide a way to endure and overcome this habit that breaks up their family, and keeps their children from knowing their father. This last Tuesday and I several men ask me for scriptures and prayers to help them overcome this cycle in their life. They have children and "girlfriends or wives" and want to be able to stay sober and out of jail, but need help!

But one thing I do: Forgetting what is behind and straining toward what is ahead, 14 I press on toward the goal to win the prize for which God has called me heavenward in Christ Jesus.

15 All of us, then, who are mature should take such a view of things. And if on some point you think differently, that too God will make clear to you. 16Only let us live up to what we have already attained.

saw you and trembled with fear;
Deep Ocean was scared to death.
Clouds belched buckets of rain,
Sky exploded with thunder,
your arrows flashing this way and that.
From Whirlwind came your thundering voice,
Lightning exposed the world,
Earth reeled and rocked.
You strode right through Ocean,
walked straight through roaring Ocean,
but nobody saw you come or go.

His Footsteps are not known!

God's ways are holy, and mysterious to us. We all have heard of Jesus walking on the water, and in this passage of Psalms 77 it speaks of the Ocean being afraid of God and He strode right through the ocean.

We are often told to "remember the deeds of the Lord" in this passage and many others. We seem to so easily forget past events, when God has brought us through challenging times. We are being warned to avoid the same sins and failures over and over. We cannot know all of God's ways for they are too high and lofty for our infinite minds. But God does reveal himself to us, when we search His word.


Then we can know his ways, for He says in Psalm 103:7, “He made known His ways unto Moses, His acts unto the children of Israel.” And in Micah 4:2 we find, “And many nations shall come, and say, Come, and let us go up to the mountain of the LORD, and to the house of the God of Jacob; and He will teach us of His ways, and we will walk in His paths.”


You can try to make sense of God with all your ingenuity, creativity, and intelligence, but God says we will never know Him that way. We have to lay our intellect in the dust and say to God, “Show me the way.”

22In the course of their meal, having taken and blessed the bread, he broke it and gave it to them. Then he said,

23-24Taking the chalice, he gave it to them, thanking God, and they all drank from it. He said,

This is my blood,
God's new covenant,
Poured out for many people.

25"I'll not be drinking wine again until the new day when I drink it in the kingdom of God."

1 Corinthians 10:16 (The Message)

15-18I assume I'm addressing believers now who are mature. Draw your own conclusions: When we drink the cup of blessing, aren't we taking into ourselves the blood, the very life, of Christ? And isn't it the same with the loaf of bread we break and eat? Don't we take into ourselves the body, the very life, of Christ? Because there is one loaf, our many-ness becomes one-ness—Christ doesn't become fragmented in us. Rather, we become unified in him. We don't reduce Christ to what we are; he raises us to what he is. That's basically what happened even in old Israel—those who ate the sacrifices offered on God's altar entered into God's action at the altar.

The Lord Supper is more than just a ritual or a memorial event. While we are "To Do" it in remembrance of our Lord Jesus Christ, we are also to be partakers (Active Participants) at the banquet table. As we eat the bread of life, we acknowledge that we are all part of one body. We are to work together to unify the church. We are to be "active" members together, pulling our own weight, and serving (assisting) those in need.

When we drink the cup of blood, we acknowledge the Blood of Christ, which He shed for the redemption of our sins. Therefore we acknowledge we have life eternal through His shed blood on the cross. Because of the forgiveness of our own sin, we now understand that we too must actively forgive our neighbors, and certainly members of the body of Christ. Forgiveness must accompany action, to show mercy and love. The Lord Supper is an "re-enactment" of the power (action) of Christ to change lives.

Right after the Lord's Supper Jesus predicted that His followers would stumble in their faith. I will kill the shepherd, and the sheep will scatter. Peter insisted, "I will never say that I don't know you! I will even die with you!" All of the other followers said the same thing. After the death on the cross and the resurrection of Jesus Christ, Peter understood the power of Christ to change his life. The power in the blood is God's Love for us! Forgiving & Redeeming Love! His Blood gives us new life!
