2012 Community Holiday Card Contest

This is perfect time of the year for getting creative and celebrating the holiday spirit as well as taking pride in your local community. All you have to do is take a picture that will represent the spirit of Tinley Park’s hometown holiday appeal. Of course we are hoping we get some snow before the deadline so we can really capture the traditional Tinley Park spirit. The pictures will be judged by creativity, visual appearance, interest and quality. The winning photo will appear on the 2012 Tinley Park Holiday card. The winner will also receive a $250 cash prize and be featured on the Village’s website and in the Exchange newsletter.
Participating will not only be fun but it will help build the holiday spirit for all Tinley Park residents. In these crazy times we can all use as much spirit as we can muster.

As I was going through my blog posts, I realized I had not shown my 2010 Supply & Demand Chart for Tinley Park homes. The chart below shows the amount of homes on the market, how many were under contract and how many closed for each month during 2010. Look at the huge discrepancy on what was up for sale (the red line) vs. Tinley Park homes that had accepted offers and those that closed. Even putting pending and closed sales together, you can see how much excess inventory there has been.
What I also like about the chart below is that it shows you the months that had the most homes go under contract (March & April) and you can see that June had the most closings, which correlates with the accepted contracts in the Spring. January had the least amount of closings. As is normal in IL, December had the least amount of Tinley Park homes up for sale.

In viewing a chart like this, it really shows how important it is to price your Tinley Park home at market value or below if you want a chance at selling. Buyers will only make offers on the homes that are priced correctly for their condition. You might have a beautiful home, but if it is overpriced buyers might not even take a look.

Not all housing reports are sunny, it seems.
In its monthly New Home Sales release, the U.S. Department of Commerce showed a 13 percent drop-off in annualized new construction sales between the months of December and January.
It's the biggest one-month drop in New Home Sales since May 2010.
In addition, the supply of new homes for sale spiked higher to 7.9 months last month. "Home supply" is defined as the amount of time it would take to sell the complete "for sale" inventory at the current pace of sales.
In December, the supply measured just 7.0 months,
Don't fret the news, however. For buyers of new construction in Oak Lawn , falling New Home Sales figures can be terrific. Weaker markets put pressure on the nation's home builders to sell their respective homes more quickly. To reach that goal, builders often discount prices and/or offer free upgrades to buyers.
Some of that action may already be in effect.
Despite falling volume, the New Home Sales report showed that new homes are selling faster than in recent months. The median time required to sell a newly-built home dropped to 7.8 months in January -- a figure well below January 2010's reading of 13.9 months.
It suggests that builders are getting better at locating buyers, and moving property.
Therefore, if you're shopping for a new construction and see one worth buying, get to it. Not only will the home likely sell soon if it's priced right, but an increase in mortgage rates will make the home more expensive to finance.
Every 0.250% increase to rates adds $15 monthly per $100,000 borrowed.
