May’s total of 352 Avon homes for sale remained unchanged from that of the previous month. Compared to this same time last year, however, when there were 404 homes on the market, this represents a 12.9-percent drop in total listings. Also, from the quarter that spanned from March through May of 2011 there were, on average, 10.5 percent fewer homes listed on the Avon real estate market, or 350, compared to this same quarter last year, when there were, on average, 391 homes listed per month.

The total number of Avon homes for sale rose 2 percent, from 345 in March to 352 in April. Versus last April’s total of 392, however, this is a 10.2-percent decrease in total listings. Of the 352 homes listed for sale on the Avon real estate market 80 were new listings. This is down a significant 32.2-percent versus the previous month’s total of 118 new listings. What’s more, it is a 28.5-percent decrease versus last April’s total of 112 new listings and a 4.7-percent decrease versus the 12-month average of 84 new listings per month.

Brownsburg Home Sales Up 55.2 Percent in March, 2011

The Brownsburg real estate market looked promising in March of 2011. Starting in the category of pending sales—always a good indicator of future closings—there were 45 pending transactions in the pipeline in March compared to just 29 in February. This represents a 55.2-percent increased versus the previous month and albeit a 35.7-percent decrease versus last March’s total of 70 pending sales. From January through March there were, on average, a total of 33 pending sales per month, or 29.1 percent fewer, compared to an average of 47 per month during this same quarter last year.

Also in the rise, to the tune of 47.4 percent, was the number of homes that sold, as 28 closings took place during the month of March compared to just 19 the previous month. On the down side, compared to last March’s total of 46 closings this represents a decrease of 39.2 percent. Not much better was the total number of homes that sold per month, on average, from January through March; compared to this same quarter last year there were just 22 per month, or 30.2 percent fewer.

The total number of Brownsburg homes for sale rose 3.2 percent, from 282 in February to 291 in March. This total matches exactly the total number of homes listed for sale in March of 2010. But from January through March of this year there were 282 homes listed for sale per month, on average, compared to an average of 260 per month during this same period 1 year ago.

Some other Brownsburg market stats:

  • The average active price rose nearly 3 percent, from $210,000 in February to $216,000 in March. While this is nearly 3 percent above last March’s average of $210,000 it is just 1 percent above the 12-month average active price of $214,000.
  • March’s average ‘sold’ price fell 22.5 percent versus the previous month’s average of $191,000. This is the largest single drop over a 1-month period of time that has occurred within the past 12 months.
  • The absorption rate in Brownsburg, Indiana based on closed sales was 9.6 percent, while the absorption rate based on pending sales was 15.5 percent.
  • There were 10.4 months of inventory based on closed sales and 6.5 months of inventory based on pending sales.

Avon Indiana homes for sale are among the most affordable in the nation compared to the average household income. In 2010, the average Avon house for sale had an average asking price of $176,681 and sold, on average, for $169,516. There were 70 Avon Indiana homes that sold for under $100,000 in 2009, and the same number in 2010. The $101-150k price range has remained the busiest over the past several years. There were 37 Avon homes sold for more than $300,000 in 2010, 5 of which were sold for more than $500,000.

The average occupied Avon home was built between 1990 and 2004, and has 3 bedrooms and 6 rooms including kitchen, living area, and bedrooms. For example, the average home might have a kitchen, living room, dining room, and 3 bedrooms. The average Avon apartment for rent has 2 bedrooms with 2 additional living spaces (kitchen and living room). In 2009, the median Avon home value as reported to the US Census Bureau, was $184,263 compared to an overall median value of $123,100 for the State of Indiana. Avon Home Sales Rise 71.4 Percent in March, 2011

The Avon real estate market showed some positive signs in March of 2011. Looking at total sales, for example, there was an impressive 71.4-percent increase in the number of closings that took place in March compared to February, or 48 versus 28 respectively. Compared to last March’s total of 43 closings this represents an 11.6-percent increase in total sales. Also, the total of number of closings that took place per month, on average, from January through March of 2011 rose 6 percent compared to this same period 1 year ago.

Total pending sales was a different story however. In March there were 3.8 percent fewer pending sales compared to the previous month, or 50 versus 52 respectively. March’s total represented an even greater 9.1-percent decrease versus this same time last year. However, when viewed in quarterly increments, there were, on average, a total of 47 pending sales on the books per month from January through March of 2011 compared to this same quarter 1 year ago, when the average was just 44.

If you were a seller then you couldn’t have been thrilled by the fact that the total number of Avon homes for sale rose 10.2 percent, from 313 the previous month to 345 in March. But to put this in a different perspective, the total number of homes for sale fell 8.5 percent when compared to last March’s total of 377. Also down 4.7 percent was the total number of homes sold per month, on average, from January through March of this year versus this same period 1 year ago.

Some other pertinent stats:

  • Of March’s 345 homes for sale 148 were new additions to the Avon, Indiana market. This represents a huge 87-percent increase versus the previous month’s total of just 63 new listings. The 12-month average is 86.
  • The absorption rate based on closed sales rose from 8.9 percent in February to 13.9 percent in March. Meanwhile, the absorption rate based on pending sales during this same period fell from 16.6 to 14.5 percent.
  • March’s average ‘sold’ price of $172,000 was nearly 5 percent below the previous month’s average of $181,000 albeit 2.4 percent above last March’s average of $168,000.
  • The average active price was $215,000. The 12-month average active price is $214,000.
