Whether you are a first time buyer or a seasoned buyer, making sense of the MLS sheet is sometimes challenging. I've included an MLS sheet below with some of the standard questions I get labeled 1-3.

Let's start with Label #1. It is L, F and W. L stands for the Level of the room .
M is main, U is upper and B would be basement. In this example there is not a Basement so only M and U are used.
F stands for the flooring type in the room. For example, C is for Carpet, T is for Tile and H is for Hardwoods in this example. Another example of flooring might be V for Vinyl. Sometimes you will see O as well for Other.
W is for Window and it is a yes or no category referring to whether the window "treatments" stay. Blinds always stay, but a valance or drapes may or may not so it is indicated in this column.
Let's move on to Item #2. Property taxes are paid in arrears in Indiana. So the tax year that is now due is 2009. The taxes are paid semi annually so in this example the annual taxes are $2,339 times 2 or $4,678. What is important about this section is the exemptions. There are numerous property exemptions available to people. But the two most common are the Homestead and the Mortgage. The homestead is available if the home is your primary residence and it is worth $45,000 as a deduction from the assessed value. The mortgage exemption is available if you have a mortgage on the home and it is worth an additional $3,000.
In this example, we can see that the Homestead exemption has been filed, but NOT Recorded. This is important because the taxes shown are shown without the Homestead exemption. With the exemption the taxes would be considerably less, maybe up to 30%. Understanding this area of the MLS is very important to understanding your monthly payments!
Finally, item #3 is where we see the square footage of the main level, the upper level and if there were a basement, we would see that too. The FB and HB are the number of Full Baths and Half Baths in the home.
When you are looking for homes for sale in Carmel Indiana, these are the types of MLS sheets your Realtor will provide for you. Understanding how to read them is important to asking the right questions. There are many reasons to use a Realtor in your purchase of a home, and remember we are free to you. The seller pays the Realtor's commission. As a Carmel Real Estate agent, I like to spend time educating my buyers so they get the most value from me and have a smooth transaction!

In an effort to give our readers a grasp of what is happening in the Carmel Real Estate market, here are a few notes about closed and pending inventory.
Carmel Closed Sales | January 2010 vs. January 2009
There were 48 closed sales in Carmel Indiana in January 2010. Of those, 2 were over $1 million, 12 were between $500,000 and $1 million, and the remainder (34) were under $500,000. The lowest priced home was a 3 bedroom foreclosure that sold for $63,000.
Closed homes in Carmel in January were on the market for an average of 98.1 days and the average sales price was $392,059.
By comparison, there were 50 closed sales in Carmel in January of 2009. Of those, none were over $1 million and only 5 were between $500,000 and $1 million. The lowest sold home was a foreclosure for $77,000.
Closed homes in Carmel in January of 2009 were on the market for an average of 108 days and the average sales price was $290,386.
That said, and based on this information only, it's nice to see improvements in most areas including price and days on the market.
Carmel Pending Sales | January 2010 vs. January 2009
There are currently 83 pending transactions in Carmel with an asking price ranging from $49,900 to $1,499,900. Of the 83 pending transations, 42 of them pended in January. There is no telling at this point what house will actually close.
By comparison, there were 66 transactions that pended in January of 2009 and actually closed in 2009.
New Listings | January 2010 vs. January 2009
There are currently 683 active listings in Carmel. Of those, 199 were listed for sale in January.
By comparison, there were 214 new listings in January 2009 in Carmel.
All is all not much has changed over the year. Perhaps things are loosening up in the upper price points though. 14 Carmel listings sold in 2009 above $1,000,000. The fact that 2 at that price point already sold is nice to see.

There are currently 679 homes for sale in Carmel today! There are numerous great neighborhoods in Carmel and today I am highlighting Blue Creek Woods. The location is ideal; off of 106th just west of Gray Road and east of Keystone. That is ideal access to the interstate or downtown and those neighborhoods in that area sell quickly.
It is also conveninently located near Forest Dale Elementary school and St. Elizabeth Ann Seton Catholic Church.
There are 69 homes in Blue Creek Woods, most of them built between 1984 and 1986. The typical price of a home in this area is around $250,000 to $275,000. Of the 69 homes in this Carmel neighborhood, 43 of them are priced over $250,000.
Currently there is just one home that is available in Blue Creek Woods. It is a 2100 sq ft home with four bedrooms but, without a basement on over a 1/2 acre lot. It JUST came on the market on 1/22/10. Homes do not come on the market very often, only four have sold in the last two years. That tells you something about the people who live there, they like it!
I sold a home in here in 2008 to an investor. He will make so much money, makes me wish I had bought it. It was a distressed property and definitely needed work. But he got it for $58 a square foot compared to the average in the neighborhood of $111 a sq ft!
