It is that time again to discuss the Carmel Indiana Real Estate market. To start, there are currently 138 townhomes/condos and 638 residental homes on the market today (3/15/10). Selling a home in Carmel is just about reaching the best time as the tax credit is nearing expiration (4/30/10) and Spring approaches.
For February there were 61 homes that sold this year compared with 55 last February. The distressed properties are just a fraction of what is selling so that is great news.
The average price per sq ft this year is $119 compared with $107 a year ago, so good news there too!
Finally the days on market (how long it takes a home from the time it is listed until the time it is pended) was 114 days this year compared with 104 last year. This is probably just a colder and more snowy winter than a year ago; weather can affect sales.
The lowest priced home for sale in Carmel was $45,000 on 111th street and it had 950 sq ft plus another 950 sq ft in the basement. The highest priced home for sale in Carmel was $1,315,000 in Bridlebourne with over 5,000 sq ft and another 3500 in the basement. This home started at $2,000,000 when it was first listed in February of 09.
There were two homes that sold in February over $1,000,000 compared with the highest priced home a year ago at $775,000; no homes over $1,000,000 sold.
The neighborhoods that saw the most activity were Saddle Creek and Village of West Clay. There are a lot of great neighborhoods in Carmel, if I haven't written about yours, let me know!

Compared to 739 in February of 2009, the total number of Carmel homes for sale was down slightly, with 723 on the market in February of 2010. This is up significantly from the 663 that were for sale in January this year. The number of pending transactions may also be trending up as there were 60 in January compared to 75 in February. This also represents a fairly significant increase from last year's total of 53 in February. The total number of homes sold in Carmel, Indiana increased a bit from 49 in January to 52 in February. This is almost identical to the total of 51 homes that were sold in February of 2009.
While the average price of a home sold in Carmel was down from $383,000 in January to $327,000 in February it is still up significantly from last year's average price of $267,000. But not everything went the seller's way in February as the average number of days spent on the Carmel real estate market was well over three months at an impressive 108 days. This is up almost 10 percent from last year's total of 99 days on the market in February.
The sold-list differential remained virtually unchanged at 94 percent compared to 93 percent the previous month. This same metric was at 96 percent a year ago. Seller's realized an average cost per square foot of $95 compared to $90 the previous month and $80 a year ago in February.
