Every month when I write the Carmel Indiana Real Estate market report; the Village of West Clay is always among the top sales for neighborhoods. So, I thought it was time to dedicate a post to the Village of West Clay.

Village of West Clay in Carmel IndianaWhat people love about the Village is the quaint atmosphere, walking trails, beautiful architecture and all the amentities that are available. I often think that many of us grew up when we played hop scotch, four square and tether ball and have grown up and lost the values and the balance we once had. We all work so many hours and try to cram so much into our lives. I think the appeal of the Village of West Clay is that it reminds of us of those simplier times.

There are 657 homes or townhomes located in VWC. On average, the median appears to be about $500,000. The highest assessed value is over $3,000,000. The highest ever sold in VWC was for $2,550,000 in 2008 on Rhettsbury Street.

Currently there are 88 properties for sale in the VWC; three of those are under $150,000 on University Crescent which is the big white building. They are typically 1200 to 1500 sq ft and have a monthly maintenance fee of approximately $300.

The highest priced home for sale in the VWC is currently 12750 Bird Cage Walk for $2,795,000. It is 11,000 sq ft and has four bedrooms and five full baths. It has been on the market since 7/8/09.

Last year 68 homes sold so that the absorption rate is over one year for the Village of West Clay; a balanced market is 5 months.

As you might expect the sales prices vary greatly. There were 34 homes that sold that were over $500,000. They had a $185/sq ft price and sold on average in 134 days.

There were 34 homes less than $500,000 and those homes sold for $142/sq ft and on average in 108 days.

Every so often there are bank owned homes for sale in the VWC, seems there isn't a neighborhood that doesn't have some of these. If you desire to live in the Village, look for one of those homes. The Village of WestClay

The Village of WestClay is a new concept with an emphasis on what made communities so wonderful a hundred years ago.  The Village of West Clay is what's called a "Traditional Neighborhood Development".  What the heck is a Traditional Neighborhood Development, you ask?  It's essentially building a small town or village within the confines of a city...In other words; it's a residential neighborhood that also includes various amenities like grocery stores, drugs stores, and other places in which to shop.  There are generally style requirements in which these businesses have to abide by when building a new structure.

As you drive or walk through the Village of WestClay, you'll feel like the clock has been turned back to the 1800's.  The architectural styles vary, but all are representative of homes built many many years ago; and while the homes look like something out of a history book on the outside, they have every modern amenity incorporated inside the home.  The floor plans represent those that are most desirable to home owners today.

There are approximately 19 parks and playgrounds, three clubhouses, one main meeting house, pools, fitness centers, and tennis courts located throughout the Village of WestClay.  In addition to the typical neighborhood amenities, there are cafes, a Pilates studio, a law firm, restaurants, a dentist, a spa, and the list goes on...

Village of West ClayThis is one of Carmel Real Estate's premiere areas with brownstones to custom built million dollar homes. It is unique because it is a city within its neighborhood. You can dine, shop, even go to the dentist without leaving the neighborhood at The Village of West Clay. Some of the custom builders include Will Wright, Homes by Kurt Schmadeke, and one of my favorites, Homes by Designing Women.

Currently the New Home Tour at The Village of West Clay is open Monday-Friday from 4 p.m. to 9 p.m. and Saturday/Sunday noon to 6:00 p.m. The New Home Tour will feature various living options from the high $200,000 to $1.5 million. The show dates are from April 18th through May 3rd. It will feature nine partially furnished custom homes that will highlight outdoor living trends and energy saving products.Shops at the Village of West Clay

Many residents in this Carmel Real Estate area love the convenience of the shopping. There are various merchants within walking distance. The most recent addition is Basket Pizzazz which will feature gourmet foods, customer appreciation and housewarming baskets, bath and body spa and new baby baskets too.

There are over 1,300 homes in the Village of West Clay located at 131st and Towne Road in Carmel Indiana. Over the last six months only 20 homes have sold at an average price per sq ft of $177. There are currently 10 pended at an average of $189 a sq ft. The most interesting statistic is the number of active homes which is nearly 75! That is an absorption rate of nearly two years.

The homes currently on the market have been there an average of 160 days; some over 500 days.

The most expensive home is listed at $2,795,000 with over 7,000 sq ft and is priced at $537/sq ft (very pricey!). The least expensive home is listed at just under $200,000.

There are currently three distressed properties in the Village of West Clay and they are priced between $116 and $150 sq ft.

When I have clients relocating to the Indianapolis and/or Carmel area, this is an area that is always on the list to highlight. It is unique and conveniently located to downtown and other areas and has some of the best schools in Indiana.
