As you can see, the number of homes sold is still pretty far off from last years number with a 19% decrease in the number of homes sold. The average sales price was also down more than normal with a 10% decrease in average sales price from last year. The year end total for average sales price in Zionsville is down 5% over last year. This is great, but it is not terrible in this market. The absorption rate, or number of months supply of homes on the market, is at 7.1 months. This is higher than some areas like Carmel, but still within reason and indicative of a stable market.

Two more homes sold this year compared to last which translates into an 8% increase in # of homes sold. However, the average sales price was down 7% over October 2007. The good news is that despite everything else, we actually saw an increase in the number of homes sold in Brittany Chase. The bad news is that everything else is down over last year. Average sales is off by 7% over last year and the time is taking to sell a home is up a whopping 125% in 2008 vs. 2007.

As you can see Spring Knoll is faring far better than Stonegate this year compared to last. There are most likely two reasons for this; Stonegate is much higher end neighborhood and the neighborhood is still under development. This means there is competition not only from other resales on the market, but also from builders. In addition, higher end homes almost always take longer to sell and the absorption rate for luxury homes is much higher than those around the average sales price. That being said, Stonegate did actually see an increase in the number of homes sold this year while Spring Knoll saw a decrease.

Not a great month for Zionsville real estate; both the number of homes sold is down and the average sales price is down. It is also taking longer to sell a home in Zionsville this year. The average days on the market is up 10% or 7 days over last year. I still think that 80 days to sell a home in this market is not bad at all. The absorption rate, or number of months supply of homes, ticked up a little bit from last month’s 7.85 to 8.04.

Even though the numbers look pretty sad for Zionsville homes, I have faith in the market. What I know is that Zionsville, like Carmel real estate, offers a great lifestyle to its residents and people will always have a desire to live in Zionsville.
