Every time I do a report on Zionsville I feel I must caution that with a relatively low number of homes sold each month, these monthly reports may be slightly misleading. That being said, Zionsville saw a huge increase in the number of homes sold but also a big decrease in the average sales price for August compared to last year.
While I might believe the number of homes sold is up, I simply cannot believe the average sales price in Zionsville is down 17% over last year. I am not saying the numbers are wrong, I just think a few low sales could have affected the overall average. I think the year to date figures most likely represent a more accurate picture of the Zionsville real estate market. The YTD number of sales is off 11% compared to last year and the average sales price is down 2.68% as well. This I can believe.
Despite the negative numbers for the year, Zionsville does have many things going for it including all the new jobs being added to the Anson project. The Williows is an exciting new neighborhood in the ever popular Zionvsville area where the schools rank #1 in the Metro Indy area. It is a secluded area at 146th (County Road 300) and just east of Michigan Road (SR 421) in Boone County. There are mature trees and a ten acre Eagle Lake that is serene setting. With only 50 or so homes selling in the Zionsville market, it can be hard to get good idea about what is occurring with the market by looking at just one month. However, the number of homes sold down by only 8% over last year and the average sales price down by only 3% over last year’s numbers. Both of these numbers although in the negatives represent a much better situation than most other areas in the Indianapolis region. If you look at the YTD numbers for Zionsville, the number of homes sold is down by 16% and the average selling price is relatively unchanged.
In addition the sold figures, there are 268 Zionsville homes for sale with an average asking price of $374,372. The 268 homes on the market represent an 8.08 months supply of homes on the market. This is a little high and still indicates that it is a buyer’s market.
Even though the numbers are down over last year, compared to other areas of Indy Zionsville remains one of the stronger markets. Don’t look now but Zionsville real estate has just posted an increase in average sales price for the second straight month in a row. Here is what happened on the Zionsville Indiana real estate market in April 2008 for homes under $700,000:

Despite the fact that 52% less homes sold than last year, Zionsville home prices still managed to increase in average sales price by 9%. In addition, the average days on the market was down 15% over last year, taking 12 days LESS to sell a home in these market conditions. What else is amazing is that the Zionsville market has a fairly average absorption rate of 7.77 which is on par with the number of Noblesville homes on the market. Noblesville posted a decrease in the average sales price and the number of homes sold with the same absorption rate. In contrast, it took an absorption rate of less than 6 to have Fishers homes see an increase in sales price. I think a major factor at play here is new homes, Fishers and Noblesville are much more saturated than Zionsville with new homes. Regardless of what is affecting this, the fact remains that for 2 straight months Zionsville has seen an increase is average sales price and that is a good thing.
