It's official! Spring for real estate in Elkhart, Indiana has arrived. (Just never mind the snow / rain / sleet mix we experienced this afternoon.)

I took a listing from a FSBO (For Sale By Owner) last October. It has had a few showings here and there with little or no interest from the prospective buyers. We dropped the price a couple times, and now because of the declining market we actually have it listed for less than what the sellers paid to purchase it. (This was necessary as part of the short sale proceedings.) The home sat for a good month with NO SHOWINGS until last week! Suddenly, I can't keep people out of this house! We received an offer that we are currently negotiating, and feedback from 4 other agents that have showed the house promise a second showing for their buyers!
Last month I listed acreage and had it pended within 2 days of taking the listing! Despite local news media telling you anything different, there is no better time than RIGHT NOW to get your house on the market. Don't let your competition figure it out before you can make a move.

In a brief conversation with the Elkhart Chamber of Commerce today I gained permission from them to reprint here on AR community information. They are currently updating their files and my posting is d(elayed for a few weeks until all the new data is collected. My hopes are to not only entice people from other states, such as South Bend, Mishawaka, Goshen, Middlebury and Bristol, but also other cities near by to take a look at Elkhart County and Elkhart Real Estate, it is a wonderful place to live!
My longterm goal is to upload a searchable database about our more than 1000 subdivisions. So lets say you know you want a home for a specific range in pricing, but where are those homes? I hope to be able to tell you...won't that be of great help? This means Sellers and Buyers will be able to search from home in yet another venue! Real Estate Agents can search neighborhoods for homes by areas requested by their Clients.
