Windsor Woods Northwest Allen County

Windsor Woods located at the Northeast corner of Lima and Dupont Rds within the Northwest section of Fort Wayne, has 320 single family home lots. Developed in 7 sections beginning in 1979 through early 2000's, the neighborhood has a centrally located park, baseball backstop and is served by the Northwest Allen County schools with some portions included within the city limits.

The Homes in Northwest Allen county and in Windsor Woods saw an increase in units sold from 2010 to 2011, bucking the trend of the greater Fort Wayne area. Prices also followed this same trend and Windsor Woods in particular realized a 5% increase in Average sales price from 2010 to 2011.

This 10yr study is designed to give an overview of the market for Homes within Windsor Woods. Home prices have remained fairly steady throughout the last ten years and I expect that should continue with the growth of Parkview and Dupont hospitals to the area, favorable Northwest Allen county school reviews and currently favorable interest rates.

The following report is an annual review for Real Estate activity in the neighborhood of Windsor Woods. Located in Northwest Allen county Windsor Woods has 320 single family home sites. Originally platted in 1979 with the last of 7 sections being platted out in 1999.

2010 saw a drop in activity for the area with 11 non foreclosure/short sale homes being sold in 2010 in a range from $120,000 to $195,000. That's down from the 17 that sold in 2009. The median price per square foot was also down from the previous year to $70.77, but homes that did sell saw an improved days on market from 2009. The average cumulative days on market improved 79% year over year by dropping from 104 days in 2009 to 58 in 2010.

2010 like many markets also included some foreclosure and short sales in the neighborhood. 2010 had 4 such homes in Windsor Woods. 2 foreclosures at $58,000 and $147,000 and 2 short sales at $110,000 and $148,000. As a percentage of homes sold these distressed properties increased to 27% of all homes sold in Windsor Woods for 2010 up from the 19% in 2009 although there were a total of 4 in each year.

The Median Sales Price for the 11 non foreclosure/short sale homes in Windsor Woods in 2010 was $149,900. A slight drop from the $152,000 in 2009.
