Broad Ripple Village Real Estate Market Report

Following is the market report for the area known as Broad Ripple Village as of June 11th 2011.

May was an interesting month for the Broad Ripple Real Estate Market....The number of listings increased quite a bit due to a large influx of condos that entered the market. The highest priced single family home is probably bit overpriced and I suspect it will eventually drop down into the 300K range. Pending listings are down from the previous month and the number of sales in May 2011 compared to 2010 were about half likely because home buyers were scrambling to close in order to claim the 2010 tax credit that was in effect at the same time last year.

Pay It Forward and Share some Laughs!

Max with FlowerPay it forward and share some laughs!

Max, my youngest son (age 20), has decided he wants to do stand up comedy. He has seven older siblings and they all agree he is funny. Max is discovering that making your mom, dad, and brothers and sisters laugh is a little different than getting up on stage.

To show our support, every Tuesday evening we go to Cracker's Comedy Club's open mike and become members of the audience. The comedians are given three minutes their first time out, but they must bring a minimum of five people to see the show. Those five people must order a minimum of two drinks during the show. From then on, the comediennes are given six minutes, but must always have a support team of at least five audience members ordering their two drinks.

Cracker's CouponQuite by accident, I discovered that Crackers has coupons on their website for free admission---two per coupon. The date is wrong, but prints correctly. Admission is normally $8.00. I now print out extra tickets and hand them out to the crowd. Maybe having gotten in free will put them in a more laughable frame of mind?

Maybe I should mention they are courtesy of Max Haddad and to be sure to really enjoy his part of the show, hint, hint?

I will keep paying it forward by getting friends and strangers in at open mike on Tuesdays at Crackers—with no obligation to laugh louder at Max’s routine.

Excellent News! January 2011 went out with a bang (in a positive way)! The number of closed sales increased 350% over December and 233% over sales from January 2010. While Indianapolis Real Estate did not suffer the same drastic losses in property values, our market did essentially come to a grinding halt during this recession. Let's hope this is an indicator that the market is recovering.

Following is the market report for the area known as Broad Ripple Village as of January 5th 2011.

Can you believe we are officially into the year 2011? Time flies, that's for sure...

There was a significant decrease in the number of active listings between November and December. This was largely because 17 listings expired in the month of December, in addition to, an increase in the number of pending listings. Sales in 2010 were half the number of sales in the same month 2009; however, the average sales price was significantly higher.

In the end, 2009 was not a record-breaking year for the Broad Ripple Real Estate Market, but it held up quite well compared to other parts of the Indianapolis market plagued with foreclosures and declining home prices.
