Mooresville Average Time on Market Impoves Nearly 40 Percent in July, 2011

Moving in a negative direction, only in a good way, was the total number of Mooresville homes for sale. There were 173 in July, or 3.4 percent fewer, compared to the previous month’s total of 179. Versus last July’s total of 185 this is an even better 6.5-percent decrease. However, looking at the average number of homes listed on the Mooresville real estate market from May through July of this year we see that there was a 1.1-percent increase versus this same period in 2010, or 177 versus 175 respectively.

Little Reason for Enthusiasm for Mooresville Real Estate Market in June, 2011

Also unchanged versus the previous month was June’s total of 179 Mooresville homes for sale. Versus last June’s figure of 169, however, this is an increase in total listings of nearly 6 percent. Also, from April through June of 2011 there were, on average, a total of 180 homes listed for sale per month compared to this same quarter 1 year ago, making for a 6.5-percent increase. And of June’s 179 listings 37 were new additions to the Mooresville real estate market. This is down only slightly versus last June’s total of 39 new listings. The 12-month average is 37 as well.

Mooresville Market Looks Good in May, 2011

In the category of total listings there was a pleasant 2.2-percent drop as there were just 179 Mooresville homes for sale in May versus 183 the previous month. Compared to last May, however, this most recent figure represents a 5.9 percent increase. Also, from March through May of this year there were, on average, a total of 175 homes listed on the Mooresville real estate market compared to this same quarter 1 year ago, when the monthly average was 163 listings per month—a 7.4 percent increase.

Mooresville Total Listings Rise 11.6 Percent in April, 2011

One thing there was no shortage in April of 2011 of was people wanting to sell their homes in Mooreseville. The total number of Mooresville homes for sale rose 11.6 percent, from 164 in March to 183 in April. Versus the previous month’s total of 169 this represents a slightly attenuated 8.3 percent increase in total listings. On a related note, the Mooresville real estate market saw some 47 new listings added to the available inventory in April versus a total of 46 new listings the previous month.

Mooresville Real Estate Market Makes Strides in March, 2011

The Mooresville real estate market made some strides in March of 2011. Actually, maybe “baby steps” might be a more appropriate description. Starting with total listings, there were 1.8 percent fewer homes on the market in March compared to February, or 164 versus 167 respectively. Fewer homes on the market is probably not a bad thing considering that it is already a buyer’s market. Compared to March of 2010, however, there were 7.2 percent more homes on the market. And from January through March of 2011 there were, on average, a total of 167 Mooresville homes for sale per month versus this same quarter 1 year ago, when the average was 147 listings per month.

There were slight-but-definite improvements in both total and pending sales as well. Total sales climbed 16.7 percent as there were 21 closings in March compared to just 18 the previous month. This is also unchanged from March of 2010. The 3-month period from January through March of 2011 saw 5.9 percent more homes sold on a monthly basis compared to this same period 1 year ago, when there were, on average, a total of 17 homes sold per month.

Moving on to pending sales, there were 24 transactions in the pipeline with a “pending” status in March, or 4.3-percent fewer, compared to the previous month’s total of 23—a difference of just 1 but a difference nonetheless. Versus last March’s total of 21 pending sales this is a 14.3-percent increase. From January through March of 2011 there were, on average, a total of 20 pending sales per month compared to this same period 1 year ago.

Other Mooresville real estate stats:

  • The absorption rate was 12.8 based on closed sales and 14.6 based on pending sales.
  • There were 7.8 months of inventory based on closed sales and 6.8 months of inventory based on pending sales.
  • The median price in Mooresville Indiana was $135,000.
