Noblesville Home Listings Rise 2.6 Percent in May, 2011

The total number of Noblesville homes for sale rose 2.6 percent, from 663 in April to 680 in May, 2011. Versus May of 2010’s figure of 722, however, this represents a 5.8-percent decrease in total listings. Also, from March through May of this year there were, on average, a total of just 650 homes listed on the Noblesville real estate market compared to this same quarter last year, when the average was 711 listings per month.

strawberryIf you love strawberries, missed last weekend's Old Mill Festival, and/or you just can’t get enough of historic downtown Noblesville Indiana, be sure to hit the square Saturday, June 18 for the 34th Annual Noblesville Strawberry Festival, also known as Strawberries On The Square. Strawberry shortcake, music, kid-friendly activities, appearances by local law enforcement agencies, and….. more strawberries! are highlights of the celebration. Proceeds go the the Saint Michael's Episcopal Church of Noblesville Hamilton County outreach programs.  The Noblesville Strawberry Festival begins at 11 a.m.

Noblesville Old Mill FestivalAs promised, the Noblesville Downtown Square was filled with antiques, vintage items, and handcrafted treasures during the inaugural Noblesville Old Mill Festival June 11. Oh, and let’s not forget all the yummy things to eat, like scrumptious rhubarb pie! Noblesville planners intend for the Old Mill Festival to become an annual event, so mark your calendar for June of 2012!

Noblesville Real Estate Market Records 34.8 Percent Increase in Sales in April, 2011

Folks in the market to sell a home were not in short supply in Noblesville in April, 2011. Indeed, the total number of Noblesville homes for sale climbed 9 percent in April as there were 663 homes listed for sale on the Noblesville real estate market compared to a total of 608 just one month prior. On the bright side, at least in terms of supply-and-demand, is the fact that, versus last April’s total of 702 listings, this represents a 5.6-percent decrease. Also, in a quarterly comparison, there were, on average, a total of 624 homes listed for sale per month from February through April of 2011, or 10.1 percent more, compared to this same quarter last year, when the average was 694 listings per month.

The good news is that the Street Department of Noblesville is finally finishing up the last stretch of road connecting Hazel Dell Parkway and Little ChicagoNoblesville Courthouse Road. Many residents along the route fought hard to stop this project when it was first introduced, but now we have all seen what an improvement/time saver this road work promises to be.

Starting May 9th, 2011 and going until they finish sometime in October, there will be some road closures making it nearly impossible to get in and out of certain locations including homes! Keep telling yourself, “It’s going to be worth it. It’s going to be worth it. It’s going to be worth it.”

The closings are Little Chicago from 191st Street north to Buttonwood Drive and State Road 38 just east and just west of Little Chicago Road. It will take residents anywhere from ten to fifteen minutes longer to get to their desired location.
