Every year I volunteer to spend a day with my Keller Williams office "Giving Where We Live". Mo Anderson is a key part of the Keller Williams organization and May 12th is her birthday. To honor her dedication to helping others and her founding of our National KW Cares organization, every KW office in the country donates a day of service in her honor. Kind of cool.

This year our local offices volunteered at the Third Phase Christian Center. It is a home in Noblesville, just north of Fishers that has 33 rooms and is on 10 acres of land. Two of the bedrooms are for emergency shelter (people living in their cars, evicted from their homes, etc).

Everything that happens at the Center helps women to know Jesus Christ and to help them improve their self image, teach them basic life skills and to put an end to their self destructive behaviors of drugs, alcohol and violence.

Today my team (minus one ...because someone needs to be selling real estate!) spent the day at Third Phase. There was so much to do; I floated from weeding, to painting, to stacking firewood, to cleaning out kitchen cupboards and counters...to say I am exhausted would be an understatement.

I could did complain that I am too old or too busy to do this work; but at the end of the day...giving where I live felt good. Not only giving, but interacting with the agents in my office felt good. I bet I had more conversations today with people I care about than I typically do in a week of visiting the office for various reasons.

At the end of the day, the best way to take the focus off of you and what issues are in your life...is to put your focus on someone else.

Morse Reservoir Waterfront Homes - Vacation-style Living All Year Long!

Central Indiana residents looking for the carefree lifestyle which only waterfront living offers are increasingly looking to the beautiful banks of Morse Reservoir in northern Hamilton County. Just 45 minutes north of Indianapolis between the towns of Noblesville and Cicero, Morse Reservoir covers 35 miles of shoreline and boasts some pretty spectacular Hamilton County waterfront real estate. Two different school corporations serve the Morse area. Students on the north side of the lake in Cicero are part of the Hamilton Heights School Corporation. On the south side in Noblesville, students attend schools within the Noblesville Schools district. Both districts are noted for excellent academics.

The Noblesville real estate market posted some nice numbers in March of 2011. A total of 64 closings took place in March compared to the previous month’s total of 58—a 10.3-percent increase. As nice as it is to have an increase in sales, it nevertheless represents a 39.6-percent decrease versus last March’s total of 106 sales. Also, from January through March of 2011 there were, on average, just 57 sales per month, or 24 percent fewer, compared to this same period last year, when the average was 75 per month.

In the department of pending sales there was a 54.2-percent increase as there were 91 transactions with a “pending” status in March compared to just 59 the previous month. Versus last March’s total of 144, however, this represents a 36.8-percent decrease in total pending sales. And from January through March of 2011 there were, on average, just 71 pending sales per month, or 31.1 percent fewer, compared to this same quarter 1 year ago.

Noblesville Indiana buyers had just a few more choices in March as there were 608 homes listed for sale compared to 601 in February—a very modest 1.2-percent increase. The good news is that, compared to last March’s total of 710 listings, this is a 14.4-percent decrease in the total number of Noblesville homes for sale. Also, there were 10.3 percent fewer homes listed for sale per month, on average, from January through March compared to this same quarter 1 year ago.

Other Noblesville market stats:

• The absorption rate based on closed sales rose 0.8 percent versus the previous month’s figure of 9.7. The absorption rate based on pending sales rose an even greater 5.2 percent over this same period, measuring an even 15 percent.
• There were 9.5 months of inventory based on closed sales and 6.7 months of inventory based on pending sales.
• March’s median price of $150,000 was nearly 12 percent above the previous month and unchanged versus the 12-month average, which is also $150,000.

It is time once again for our annual Easter Egg Hunt - April 23rd ! The Easter Bunny will be hiding eggs at the Keller Williams office located at 11800 Exit 5 Parkway, Fishers IN 46037 (i.e., EAST of I69 & NORTH of 116th Street off of Exit 5). An empty field will be transformed into an "egg hunt delight" for the kids. Each child can collect one of each of the different colors of eggs...then they can exchange them for prizes!

There's lots of other FREE activities for the kids too including a cake walk, bounce house, magician, balloon twisters and face painters. This event is hosted by The Marchant Team; helping those making a move in Noblesville Real Estate as well as all of Hamilton County!
