As a Realtor - Always Answer Your Phone. You never know when you are going to sell one of your toughest listings. I was having one of the worst days. A lot of things were on my mind and I was very stressed. My daughters had a piano recital two Saturdays ago. I was filming and my husband was taking pictures. My phone rang - it was on vibrate. My husband looked over and almost pushed ignore so it would go to voicemail. At the last second he decided to take the call and go outside to see who it was. (My daughters had already played their songs) It was a buyer out looking at houses - ready to find a house THAT day. The house he was going to buy fell through and he was closing on his own house in 8 days. He couldn't get out of selling his house - it was a done deal. He had 8 days to find and close on a house. My listing was one of those listings that was very hard to sell. It is on a steep hill and has 7 1/2 acres. The 7 1/2 acres had an odd shape and there wasn't much you could do with it. The driveway really deterred people away - the steepness was hard to get passed because of the harsh winters we have here in Kansas. It was just a toughie! The past week had been snowy and icy. This guy parked at the bottom of the driveway and walked up almost a half of mile to go up to see the house. He called from the top of the hill. To make a long story short he loved the house - we struck a deal and we had the house closed in 8 days - just hours after he closed on his old house. That is the last thing I would have ever expected to happen that day. If my husband wouldn't have answered my phone that day - that particular buyer would have found another house and my seller and I wouldn't have been so lucky. We probably would have had very few lookers until spring just due to the steep driveway/winter combination. This reminds me to 'Always answer your phone as a Realtor' if at all possible.
