Lawrence, Kansas, Homes for Sale, sometimes turn into Expired Listings. The reason for this is usually due to one of the following reasons:

1) Poor Location

2) Poor Condition

3) Poor Pricing

A poor location has few solutions available to homes for sale owners but the poor condition and poor pricing can be corrected.

Poor condition involves amking sure the property is cleand in ready to move in condition. Having great curb appeal and inside appeal lends to a quick sale. Buyers for the most part do not want a fixer upper. They want to buy a home where they can just move their things in. They don't want to have to install new carpet or paint walls or clean the place.

I have found that the word "clean" has several meanings depending on who you ask. It could mean "broom clean" which is just sweeping out the bulk on down to "you could eat off the floor" it is so clean. For the most part, home buyers want the "you could eat off the floor" clean and will move on to the next house if it isn't clean enough for them.

Fixing things is not high on their list either. They don't like to see holes in screens, holes in walls, broken/cracked windows, etc. You don't have to remodel the place but just make it to where the buyer won't pass on your house for the next house due to an easy fix.

Poor pricing is by far the reason why homes for sale do not get SOLD. You need to get a Realtor who will tell you what you "NEED" to hear and not what you "WANT" to hear about the proper pricing of your home. I am known for having homes for sale marked "SOLD" and not forever "Homes For Sale". There are all kinds of tricks to proper pricing where the buyer gets the price they want and yet the home owner gets their home SOLD for the highest price possible.
