According to Safe Kids USA, over a recent five-year period, twice as many child pedestrians have been killed on Halloween as have been killed on average throughout the rest of the year in the United States. With the days getting shorter, children are likely to be trick-or-treating in the dark when it is harder to see them and the excitement of the holiday can make everyone less cautious.

As of August 28th, 2009 there are 54 Shawnee homes listed for sale in suburban Kansas City in Johnson County with an asking price of $150,000 or less. Since April 1st, 2009 88 single family homes have sold in Shawnee, KS at $150,000 or less. This would suggest a slight seller advantage at this point. Demand is likely boosted by the summer rush and the $8000 tax credit - part of the stimulus package.
As of August 28th, 2009 there are 128 Shawnee homes listed for sale in suburban Kansas City in Johnson County with an asking price between $150,000 and $225,000 . Since April 1st, 2009 178 single family homes have sold in Shawnee, KS at between $150,000 and $225,000. With demand exceeding supply there is a slight seller advantage. Again, most likely enhanced by the summer rush and demand is helped by the $8000 tax credit.
As of August 28th, 2009 there are 75 Shawnee homes listed for sale in suburban Kansas City in Johnson County with an asking price between $225,000 and $300,000 . Since April 1st, 2009 80 single family homes have sold in Shawnee, KS at $250,000 or less. Relatively neutral market with some slight seller advantage. Again, most likely enhanced by the summer rush and demand is helped by the $8000 tax credit
As of August 28th, 2009 there are 106 Shawnee homes listed for sale in suburban Kansas City in Johnson County listed at $300,000 to $450,000. Since April 1st, 2009 55 homes have sold in Shawnee, KS between $250,000 and $450,000. The advantage has turned quickly to a buyer market with an over supply of homes in this price range. Sellers will need to present the best possible value to be chosen by the buyers.
As of August 28th, 2009 there are 31 Shawnee homes listed for sale in Shawnee Kansas, suburban Kansas City in Johnson County listed at $450,000 to $700,000. March 1st 2009 14 homes have sold in Shawnee, KS between $450,000 and $700,000. This is nearly a years worth of inventory based on recent demand. Buyers Advantage. Buyers in this price range may also be considering homes in Overland Park Kansas or Leawood Kansas.
As of August 28th, 2009 there are 7 Shawnee Luxury homes listed for sale in suburban Kansas City in Johnson County listed at $700,000 to $1,000,000. Since April 1st, 2009 only one listed home has closed in this price range. Strong buyer advantage. At this price point, buyer may also be looking at Leawood Kansas, Overland Park Kansas, and Mission Hills Kansas as there are more choices in those cities at this price point.
As of August 28th, 2009 there are 3 Luxury homes in Shawnne listted for sale in suburban Kansas City in Johnson County with an asking price of $1,000,000 or more. Since April 1st, 2009 just one home has sold in Shawnee, KS at the Millions Dollar plus luxury home price point. Even with the beautiful rolling hills of Shawnee a supply of homes greater than 18 months compared to demand is a definate buyer's market. Luxury home buyers in this price range could also be thinking about Mission Hills KS, Overland Park KS, or Leawood KS.
The trend is picking up as far as sales volume. Credit is getting slighly easier to obtain although it will not return, at least anytime soon, to the easy credit access of 2003-2005. Those days are long gone.
Buyers are very interested in the $8,000 tax credit which is spurring interest in the market. This seems to be especially true for the under $250,000 price range.
In General, interest rates are at or near generational lows, assuming you have good credit. Now is a great time to buy, while activity is starting up and there is time to get your low low low interest rate locked in.
