OK fellow Realtors, I thought we might be able to pool our massive brain power together and come up with some great ideas for DownPayment Money for the Renters out there who are left that want to become Homebuyers!

In my market (Wichita, KS) I can still find people who want to buy, who can qualify for an FHA loan but who just don't have any money for a downpayment. 3% is all we need for that FHA loan! Does that sound familiar to anyone else? If so, why not play a game with me! I would like to see how many ideas we can come up with for Average Joe out there to find money for a downpayment..... They can be serious, silly or near impossible but what the heck-what other job is there where blogging is considered "work"?

I'll get things started with the following:

  • Borrow against your car/boat/jet skis
  • Take downpayment money out of your 401k that is tanking anyway and invest it in your home! A proven investment over time-especially in the Midwest!
  • Sell your ex-husbands crap that you insisted on keeping in the divorce

Wichita Homes for Sale-VA Loan Rates Unbelievably Low!

As a real estate agent in Wichita, I am constantly trying to find ways for Wichita renters to become Buyers. It's no secret that interest rates on mortgage home loans are currently at record lows, in fact I spoke to my favorite lender today (Aaron with Met Life Home Loans) and he tells me that if you have a credit score of 720 and put 10% down, you can get a mortgage loan rate of 4.625%! That is a fantastic rate if you are wanting to buy a Wichita home for sale in this current market. If you have good credit and currently have a home to sell with some equity in it, you should really consider selling your current home and upgrading. Here is another idea, if you need the 10% for the downpayment-you can use your money in your 401k for a downpayment on a primary residence and not pay a penalty. So, you would be basically investing part of your 401k in your home-real estate-a proven investment over time-especially in Wichita, KS.

What I have found with Buyers looking for Wichita homes for sale is that they don't have money for a downpayment and maybe not so perfect credit so without 10% down those great rates don't effect them, right?

Well, VA loans have always been a great mortgage loan product and right now if you can use your VA eligibility to buy a home in Wichita you can get a fantastic rate. VA loans don't require a downpayment, so you don't need a downpayment and you can get a rate of 4.5% for a 15 year loan term or 5% for a 30 year loan term! Also keep in mind you don't have to have a 720 credit score.

Winter Break in Wichita, KS - what to do with the kids!

Winter Break in Wichita, KS- What do I do with these kids??

It's here again! The Winter Break! Kids come screaming out of school this week, the 19th for Wichita Public Schools, and they are home-free until January 5th! Unless you have vacation plans, endless patience, or own a toy store, chances are you may be looking for something to keep the little angels busy and make their holidays a little more special this year!

Here's a few activities you might keep in mind!

Exploration Place - Tons of exhibits for kids to enjoy, and grown-ups too! This unique Wichita building brings some of the most educational, entertaining, interactive, and just plain awesome activities to town. Currently running exhibits include Our Body: The Universe Within (you know, the one where you get to look into people's real bodies?), The Scoop on Poop, and Exploring Chimpanzees, among others. Poop, monkeys, and dead people - what more could kids want? Actually a very neat time for the older children, I'd say roughly 7/8 and older! There's so much to do here, this could really take up their entire break!

Ice Skating
- It's cold outside already, so they won't notice a little more ice! Get that excessive energy out by sending them to the Ice Center. They can do public skating sessions, get lessons, play broomball, or even work on their merit badges! Nominal fee to get in, many open skating days. Check out their site for the calendar!

Malls
- I think I have posted this previously! Of course, the malls will likely be packed! But there's lots of fun to be had there as well. Watch the crazyWichita, KS carousel holiday shoppers, do some shopping yourself, or visit the many other activities. Towne West has a carousel, kiddie train ride, cotton candy, Santa, and more!

Art - Let them get their creative juices flowing and put those busy little hands to work. The Wichita Center for the Arts offers kids lessons in watercolors, pottery, photography, and more! A preschool exhibition will be running soon as well as the Great 8 Watercolor exhibition. Classes start back on the 19th, so not in time for Winter Break, but if the exhibits get them interested, maybe your little Picasso can get signed up!

Children's theater and dance - This group offers participatory entertainment for children ages 2-8, and parents too! You can choose between just doing the show or doing the show and pizza. They have evenings, lunch matinees, and special Pajama performances as well! Seating is on the floor around the actors, so its an informal time that everyone enjoys! There's one coming up that first weekend after the kids get out, check the schedule here:

Dec 20, Sat 11:30 – Lunch Show (12:00 – Show Only)

That's just a few of the activities, but maybe those few will help us all survive until they get back into school! And maybe, just maybe, you'll have a good time too! After all, they're only young once, ya know?
