I tell this story frequently but its very important to undersatnd in this market. I recently listed and sold my personal residence before moving to Lexington. I looked at the Virtual Tour stats and distribution daily. I really lit up my web presence. I had literally hundreds of viewers but no showings. I immediately knew I was in trouble. I called my agent and insisted on an immediate and aggressive price reduction. He was stunned. No Seller asks the agent for a reduction within 2 weeks of listing. But I had at my disposal critical information that I acted on. Lots of lookers but a price that was not attractive enough to prompt a look. One reduction and an offer 2 weeks later. If you cant provide this type of intelligence to you Sellers you flying totally blind.
