January 2012 Housing Market Report for Jessamine County Kentucky, Home Buyers - Now is the Time to snatch a deal!
The very latest Market Report for residential homes produced by Rector Hayden Realtors shows once again that NOW is the time for buyers to make a smart move and purchase that dream home you have been wanting in Jessamine County. The absorption rate for homes in the $250,000 range and higher in Jessamine County is fifteen months or more, with the exception of the $550-599,900. That may be just because there are so few homes in that higher price range on the market.
Just a reminder that the absorption rate is simply the rate at which it would take the market to sell all the homes in a particular price range.
So in Jessamine County there are currently 13 homes for sale in the 450,000 to 499,999 dollar range. At the rate they have sold this past 6 months it will take 26 months to sell your home. Historically anything six months or more is considered a buyer's market and any thing less than six months a seller's market.
So buyers who want to live in Jessamine County, right now is the perfect time to let me negotiate a great deal for you on one of these homes. There are sellers out there that need to sell. When they are presented with these kinds of absorption rates and they need to sell they really have little choice but to take a much lower price than what they have been asking.

I know that right now there are not a lot of buyer's who are looking for custom built luxury homes on a golf course because of the perceived price. My first visit to Wilmore was a drive through the town on my way to my son's wedding at High Bridge Park. Just driving through the town made me yearn to stop and get acquainted.
Since arriving in Lexington and getting the opportunity to help people sell their homes in Wilmore I have been greatly blessed to get to know the people of Wilmore.
Art and Carol Miller were acquaintances in Washington State many years ago. We were pleasantly surprised to renew our friendship. Art and Carol own The Homeplace, a bed and breakfast in Wilmore. They also host the Creation Care group that meets at their home on Thursday evenings once each month.
Wilmore is probably best know for Asbury University and Asbury Seminary. I have the honor of getting to know several of the staff at both of these schools. I am impressed by their dedication and professionalism. I get to teach Sunday School with Paul Nesselroade the coach of the women's soccer team at Asbury. If you want a great experience playing soccer at the collegiate level come play for coach Nesselroade.
If you work in Lexington with the new road to Wilmore it is only about 15 minutes south so do not hessitate to consider looking at homes in Wilmore. Prices are lower, the community cannot be beaten and you will be delighted with your neighbors.

Buried Water Heaters
The things some people do!
The crawl space was all I had left to do at this morning's Nicholasville Kentucky Home Inspection, but I hadn't found the water heater yet. The crawl space entrance was kinda small but I've found an occasional water heater in the crawl space.

Figured that's where I might find this one and I was right.

There it was, the bottom covered in dirt, rusting away.

Here's a closer look. The ground is wet. Water rusts metal.
How long do you think this 12 year old water heater has left before it's don't work so well anymore.
Yup, the serial number tells me it's 12 years old. Serial number started with SE which, according to the manufacturer's website, Bradford White Corporation, makes it 12 years old.
Dig er out and start over!
We won't say anything here about the missing inspection sticker from the state plumbing inspector!
Funny thing is, the seller told the agent there shouldn't be any problems with the water heater as they just had it put in a couple of months ago!
A 12 year old water heater just put in a couple of months ago.
Somebody is doing some wool pulling.
Maybe later I'll hear the tale of who!
