It's that time again for year end market reports!
A little late actually, I've been working diligently on my new website to have it up and ready by the end of the month so I apologize for the late market reports this year!
These reports were run using only Single Family Homes in Oldham County, KY that sold and closed in the years noted.
Oldham County saw an increase overall in number of units sold as well as a large increase in Average Sales Price:

The greater increase is shown in the Average Sales Price for 2011:
Another notable change: Average days on the market for homes in Oldham County went from 104 days in 2009 to a respectable 91 days in 2011.
So...whats the bottom line?
A small increase in the number of homes sold in 2011 however, overall homes in Oldham County, KY sold faster and for MORE MONEY than they did the previous two years!

Rarely am I this excited about a Christmas event. But this year is special - we have a new family that moved to town (Mike and Vonnie Glover) from California and they are specialists with the Christmas decorations. Think of the house where Christmas lights were synchronized with Transsiberian Orchestra music and you get the idea.
Downtown LaGrange will be hosting a similar celebration with lights and music. The program is 70 minutes long. Because everyone might not get to see it tonight, they will run it through several times through New Year's Day. It should be spectacular! It looks like California's loss is Oldham County's gain.

First, selling "Luxury Homes" is another type of ball game in the real estate world. Trying to market a million dollar home in Louisville or Prospect is much more complex than say selling a $100k home for a number of reasons.
Consider your audience...not many people can afford the million dollar home so your pool of buyers is much smaller. Also, you have to showcase the homes features and typically a home of that value will have a long list of high end amenities. It's going to take a pretty penny in terms of marketing dollars so you better make sure you have an experienced agent that has those types of resources.
Now consider this...What deems a home or property as a "Luxury Home"?
Location is a big factor. A $800k home in Louisville usually be considered a luxury home while in California it might be just above average. Amenities are the real kicker as you'll be looking for features such as granite counter tops, custom cabinetry, upscale fixtures and furnishings, master suites, lots of open square footage, multiple beds & baths and a typically something unique that most homes wouldn't have...a wine cellar, marble, heated floors, courtyard, pool house, etc...Something that makes people say WOW!
In Louisville and especially Prospect, you can find a "luxury home" starting around the $600k and up, however you'll really see a BIG difference once you get into the Millions.
So how exactly should you market a LUXURY HOME in the Louisville/Prospect market??
