What: Jeffersontown ("J-Town") Annual Gaslight Festival 
When: September 11th - 18th, 2011
Where: The center of Jeffersontown encompassing Billtown Rd, Taylorsville Rd, and Watterson Trail
What It's All About:
What started as a small street party in 1969 and has grown to become the 5th largest festival in the region, bringing an estimated 200,000 visitors to Jeffersontown every year. This 8 day extravaganza that has become a time-honored tradition of Jeffersontown. The Gaslight Festival is always the 3rd weekend in September.

MONDAY 9/12: Gaslight Golf Scramble -foursomes play the best ball to win a cash price.
11:30amregistration/1pm start
TUESDAY 9/13: 5k Run/Walk - includes about 650 participants that start at Jeffersontown City Hall. 5:30pm Registration/7pm Start
WEDNESDAY: 9/14: Business Appreciation Day - City of Jeffersontown provides lunch/live entertainment to local businesses, 11am - 2pm
THURSDAY 9/15: Gaslight Festival Parade - Begins @ 6pm and takes place on Taylorsville Road from Janlyn Dr to Watterson Trail. Features about 100 units including marching bands, antique cars & residents, along with thousands of spectators.
FRIDAY 9/16: Balloon Glow - Hot air balloons light up the sky and includeds live music, food, and activities for all
SATURDAY 9/17: Arts & Crafts Extravaganza & Entertainment - vendors from across the country showcase their talents while residents and visitors enjoy themselves with food, beverages, and live music from 9am - 11pm
SUNDAY 9/18: Gaslight Car Show - showcases local custom/classic/exotic cars with a "Best of Show" awards to the top 3 cars

It appears that the asking price of condos in the J'Town area of Louisville, Ky are on the rise. If you look at the graph below, you will see data that I have charted for the past year. The black line shows weekly data points of the median asking price of condos in J'Town, while the gold line shows a rolling 90 day trend line for the same properties. As you can clearly see, it looks like we hit an inflection point sometime last month, and that prices have started moving up, at least a little bit. This runs a bit counter to homes prices in Louisville, as those continue their downward trend.

As an aside, I spoke recently with the developer and builder of a new construction condo project in J'Town, and he represents that his project has seen a recent spike in activity, which might line up well with the graph above. J'Town Median Prices Fall In Louisville, KY
Recently, while doing a bit of research for a buddy of mine on a condo project in J'Town, which you can check out at www.Magnolia-Place-Condos.com, I ran across some interesting data for J'Town as a whole. Well, parts of J'Town at least. I was able to pinpoint the median price of homes currently on the market in the 40299 zip code, which isn't exactly J'Town, but encompasses a large part of it, and probably a big chunk of the higher end homes in J'Town!

In Louisville, KY, there is a condo development in Jeffersontown, or J'Town, that is brand new and is located on just off of Six Mile Lane. Even in the middle of a down market, one of the worst that J'Town has seen, this development at Magnolia Place, has continued to generate some sales and fill out its building.
Besides offering a quality product and a more than reasonable price, one of the methods of attracting buyers, when other developments are really struggling, has been to offer upgrades not often found in units at a comparable price. For instance, buyers can opt in for hardwood floors if they choose, shown below in a picture.

In addition, this J'Town Condo Development also offers garage space, a hard to come by amenity, at an additional charge. The J'Town Condo Market is probably doing better than most people think. As we continue in a depressed market, with a glut of condos in downtown Louisville, most people assume that condo sales are down across the city. However, this is simply not the case, as I will illustrate with statistics drawn from the J'town part of our city.
Since the beginning of the year, over 40 units have sold, just in Area 7 of Louisville, which is basically Jeffersontown, also known as J'Town, with part of Fern Creek thrown in. Looking at those 40 units a bit closer, we see that the average sales price is over $189,000, well over the average sales price for single family homes in all of Jefferson County. In addition, data shows that the average dollars per square foot of sold condos in J'Town was $126.81, again, a very healthy and respectable number. Finally, the average Days on Market (DOM) measurement comes in at just over 160 days, which is close to, but a little lower, than the DOM for single family homes in Jefferson County.
When all of the numbers are taken together, it appears to me that condo sales in J'Town are still very much alive and a viable option for anyone interested in that lifestyle. You know, the lifestyle where you aren't responsible for mowing the lawn, shoveling snow, or painting the outside of your home! Doesn't sound too bad, does it?
Below is a picture of one of the newer condo projects in J'Town, with a few units still left. I am not the listing agent, and am not trying to push my product here, but simply wanted to show what is available at very affordable prices.

This development is called Magnolia Place, and is located just off of Six Mile Lane in J'Town. Again, let me reiterate, I AM NOT THE LISTING AGENT, but I find myself really liking this project! It was built by Redlee Construction and Development and is comprised of 2 bedroom units, around 1,150 square feet, and $108 per sq ft, which is well under the average sales price of the area. In addition, these units are brick, have garages available, and even hardwood in some circumstances.
