Key Points

1. Obviously, lower -priced Mt Washington homes made up the bulk of the sales in March. This is driven by investors and those taking advantage of the $8000 first-time home buyer tax credit.
2. Average Days on Market is significantly lower than previous months or years. Again, investors and first-time home buyers are driving a lot of this. If you find a house you like, don't expect it to stay on the market long.

Comments and Analysis

For whatever reason, December sales were more affected in Mt Washington than is Shepherdsville. With the number of units down 50%, there isn't lot of good news for sellers. However, 2 factors still stand-out. First, the sales price to list price ratio is still almost 96%. Second, Days on Market (DOM) is low. This means that serious buyers exist, they no what they want, and they act quickly when it comes on the market. Ten of the homes sold in less than 40 days.

Autumn Glen is a deed-restricted subdivision in Mt Washington offering all-brick homes. This relatively new community was primarily built by Dogwoood Homes although a few lots have been developed by others. Despite this, there are several unique styles in the neighborhood.

Upscale homes in Autumn Glen have 3-4 Bedrooms and 2-3 Baths. Since these are newly-built homes, you can expect open floor plans. Additionally, these Mt Washington homes have many amenities such as vaulted or trey ceilings, whirlpool tubs, fireplaces, and more.

Based on the number of homes, this is a moderately-sized community. In general, the homes and neighborhood size are similar to The Pointeor Tanyard Springs in Shepherdsville.

Autumn Glen offers several amenities for its residents. A community pool, stocked pond and clubhouse are all available. In addition, the neighborhood has sidewalks and underground utilities which add to its aesthetic appeal.

In 2008, prices on these homes ranged from $165,000 - $290,000 and the HOA fee was $240 / year.

I was driving from Shepherdsville to Mt Washington this morning when I topped a hill and saw this. While doing a double-take, I almost didn't notice the car in front of me stopping short. (Apparently, he was so excited that he needed to pull over immediately). I still had more than 1/2 tank on my way back, but I stopped anyway.
