However if you are someone from another part of the country you may be shocked at the bargains at Harrod's Ridge, only five miles from Lexington Kentucky.

There are currently 13 homes for sale in Harrod's Ridge. These custom built homes on one acre lots average 6,169 square feet with an average listing price of $925,000. All of these homes I expect would be much higher priced in any of the larger metroplitan areas around our great country.

Buried Water Heaters

The things some people do!

The crawl space was all I had left to do at this morning's Nicholasville Kentucky Home Inspection, but I hadn't found the water heater yet. The crawl space entrance was kinda small but I've found an occasional water heater in the crawl space.

Figured that's where I might find this one and I was right.

There it was, the bottom covered in dirt, rusting away.

Here's a closer look. The ground is wet. Water rusts metal.

How long do you think this 12 year old water heater has left before it's don't work so well anymore.

Yup, the serial number tells me it's 12 years old. Serial number started with SE which, according to the manufacturer's website, Bradford White Corporation, makes it 12 years old.

Dig er out and start over!

We won't say anything here about the missing inspection sticker from the state plumbing inspector!

Funny thing is, the seller told the agent there shouldn't be any problems with the water heater as they just had it put in a couple of months ago!

A 12 year old water heater just put in a couple of months ago.

Somebody is doing some wool pulling.

Maybe later I'll hear the tale of who!

What's a Kentucky Home Inspector to do when you gotta go from point A (Richmond, KY) to point B (Nicholasville, KY) with a big river between the two.

Well, I could use the interstate and suffer the traffic of Lexington, KY to get from a home inspection in Richmond, KY to a home inspection in Nicholasville, KY.

Or I could have a peacefull back country experience and see some great Kentucky countryside and Kentucky horse farms.

There is, between the two, the oldest continous operating Ferry in the United States, the Valley View Ferry on Tates Creek Road.

So, that's what I did to get from Point A (my Richmond, KY Home Inspection) to Point B (my Nicholasville, KY Home Inspection.

Very relaxing. Much more so than the hustle and bustle of the interstate and Lexington traffic.

It'll only carry three cars at a time, but traffic there isn't ussually that heavy.

It was great to get a small break from the hustle and bustle.

The ferry was chartered in 1785. It's transported pioneers, Revolutionary War & Civil War soldiers, farmers and business people over its two centuries of operatrion. It is the last ferry left on the Kentucky River and the oldest continuously operating ferry in the United States.

Of course, it does shut down for high water. The top of the blue paint on the right column tower, 18 feet above the base of the tower ( I'm standing at the base to take the pictures) is apparently the high water mark since record keeping began. The actual river level on the day I was there was aboiut 15 feet below the base of the tower. I wouldn't want to be there when the water was WAY up.
