HOW CAN THIS BE?
The best place to buy a home priced between $100,000 and $119,999 in Central Kentucky is not Lexington. No, it is Woodford County. Versailles is the County Seat and it is also the home to some of the largest and most prestigious horse farms. Some of these farms include:
Winstar Farm, Three Chimneys Farm, Fallbrook Farm, Brittany Farm and Sunrise Stable are a few of these prestigious Thoroughbred Horse Farms in Woodford County.
There are currently 12 months of inventory for homes that are priced between $100,00 and $119,999 in Woodford County. Most of these homes can be bought with little money down and a payment that would be less than what you could rent the same home.

Versailles KY - Nice Cold Day To Pre-view Kentucky Horse Farms - Woodford County
When I was making my coffee this morning, the temperature was only 19 degrees! Good day to stay in and get some office work done, I thought. That lasted until I got a text from a client that asked about a horse farm in Versailles KY she wants to take a look at in January. There were a few questions and a few pictures needed.
As I glanced out the window as I sipped my coffee. I saw the sky was blue(no clouds) and the thermometer said it had warmed up to sultry 25 degrees.
I put a call in to my side kick #1 agent, Monica Hess. She's always ready to go explore horse farms and take photos. I asked her if she might be up for a quick road trip to Versailles KY to take a look at a specific farm on Troy Pike in Woodford County. She was quick to say "yes."
We met up at Keeneland Race Track and I climbed into her husband's truck.
Off we went to find this farm listing off Bluegrass Parkway and get a few horse and farm pictures.
I get quite a few clients from out of state that have dreams of moving here and starting a new life.
Sometimes it is a life-long dream of owning horses or living on a working Kentucky horse farm.
There is a mystique about the farms and horses if you don't live here and see them every day.

This Thoroughbred came up to the fence to see what Monica was up to. He didn't seem to mind how cold it was.
I was busy taking a few other shots of the barn and acreage.
I was breaking in a new camera and I don't think I have the settings just right.
It was quite a bright day but many of my pics seemed to wash out. I need to get the manual out and see what adjustments I need.
All in all it was a good day just to get out of the house and see some new farms we haven't toured.
Clients enjoy that we take the extra steps to help them with the properties that they just can't see enough of on the Internet. Besides, it's fun to hang out in Woodford County and enjoy the beauty of the scenery.

KENTUCKY HOUSING CORPORATION (KHC) HAS SET ASIDE $5 MILLION FOR THIS PROGRAM FOR NEW RESERVATIONS THROUGH NOVEMBER 30, 2009
First Home ADVANTAGE
LOAN AMOUNT
Up to $4,500 In $100 increments. Defer payment untilJuly 1, 2010.
WHAT IS IT?
Second mortgage with P&I payments deferred until July 1,
2010.
ELIGIBLE USES
Down payment and closing costs related to a home purchase.
BORROWER ELIGIBILITY
Must obtain a KHC first mortgage through an approved KHC lender and be a first-time home buyer.
INCOME AND PURCHASE PRICE LIMITS
Must meet KHC income and purchase price guidelines.
TERM AND RATE
After the initial deferral period, the loan will fully amortize over ten years, starting July 1, 2010, at the current first mortgage interest rate not to go below 6 percent.
UNDERWRITING GUIDELINES
Borrowers must have a 620 minimum credit score. Follow agency and KHC guidelines when applying for a second mortgage loan as down payment assistance. Must include the second mortgage loan obligation in the calculation of the borrower’s total housing expense, even though the payment is deferred until July 1, 2010.
DISCLOSURE
Borrower will receive a disclosure detailing information on the terms of the loan, the tax credit, and the option to repay KHC through the federal tax credit.
CLOSING DOCUMENTS
KHC will provide the note and mortgage for the second mortgage in the closing documents set with the first mortgage documents.
APPLICATION FEE
$50 KHC second mortgage fee charged at closing.
FEES
Processing fee to lender for second mortgage: $50.

Ok, continuing from yesterday. You show the Seller the Virtual Tour, he agrees that seeing the tour is almost as good as visting the property. NOW connect the dots. " Mr and Mrs Jones if I was to show your property every day for the next 30 days would you be happy" | Sure. If I showed you that 30 people looked at your tour in the next 30 days would that be satisfactory | Sure. Now it is up to you to have a distribution channel to produce that 1 showing a day. If you cant show me that you do not have an sufficient web presence. And if you cant show me that detailed a statistic, you shouldnt be selling Real Estate in a Web 2.0 world.
