There’s some good news for the Baker housing market! A segment of the Baker market is now increasing in median sales price from the March 2009 period, see charting below. The parameters of the GBRAR MLS search included homes from $70,000 to $135,000, 16 years old plus, 3 bedrooms in 70714 zip code – data extracted on April 14, 2010.

Why I stated “some good news”. For the home I appraising at approximately 1,300sf, there were 33 competing listings, indicating an oversupplied market. There's a 7 to 9 month supply of housing on the market and multiple REO properties on the market, both listed in MLS and not listed in MLS. Remember that the Michael Tarabotto Active Rain article "The Landmines Within" @ http://activerain.com/blogsview/930436/The-Landmines-Within stated that up to 70% of REOs are no longer listed in the local MLS and I have found this to be true. And, since April of 2008, the previous 2 years, 20% of solds in MLS were REOs or foreclosures (20 REOs out of a total 102 comparable sales). Baker was one of the markets that investors took advantage of immediately after Hurricane Katrina buying low and selling very high. This resulted in a series of foreclosures within the Baker market dating back to 2007.

Average Sold Price Per Sq. Ft. has decreased by -$4.00/sf.

 Baker- If you are looking for a small town atmosphere, then Baker might be the place for you. Baker's population is around 13,483. It's in the metropolitan area of Baton Rouge. Baker really has that 'home town' feeling. It's close enough to the city where you can enjoy all the action but it's far enough away where you can have some peace and quiet. Baker is a family-friendly city known for it's many attractive and well-planned neighborhoods.

Residents of Baker are known to enjoy the easy access to a variety of community services. Some of the community services are the Baton Rouge Zoo and several churches serving all denominations. Baker has a great amount of "Green Space" with over a dozen parks totaling 1000 acres. In Baker, a park is located within every two miles of a home. Zachary- Zachary is ten miles north of Baton Rouge, Louisiana. Like Baker, it offers the convenience of a metropolitan area but with all the benefits of a small town. The cities population is about 14,000, which is just a bit more than Baker.

So, what's the best thing about Zachary?Well, it's their school systems. Academically, they are ranked number one in the state of Louisiana. Zachary's school system is what draws so many people in. That's not the only great thing about Zachary though. New subdivisions are being built also with affordable housing in every price range.
