Here is the report on Sherwood Forest Subdivision housing numbers based on 91 home sales from end of December 2010 to end of December 2011. From 2010 to 2011, the Average sold price declined from $177,727 to $148,418 or -16.5%. From 2010 to 2011, the Median sold price declined from $173,450 down to $145,000 or -16.4%. From 2010 to 2011, the average sold price per sq. ft. declined from $75.41 down to $67.16 or -8.25/sf or -11%.

Distressed Sales To Blame For Declines? Yes! I suspect part of this decline was due to 37 of the 91 total sales being distressed in some form compared to only 21 or 30% in 2010. This means that of the 91 total home sales, 37 or 41% were in some form of distress, which is very high for the Baton Rouge housing market.

The statistics below are based on the same GBRMLS data and reveal totally different results, which may not be accurate based on the actual MLS chart above.

Baton Rouge Housing Market: Sherwood Forest Median Sales Price Up 9.7% In 2010!

http://www.batonrougemarketmetrics.com/ - Baton Rouge Housing Trends: How Did Sherwood Forest Finish 2010? Sherwood Forest Median Sales Price Increases by 9.7% In 2010! And, this increase was somewhat subdued by the reported 11 GBRMLS foreclosure sales in Sherwood Forest in 2010. These numbers appear fairly rosy and don't present the entire picture of this market. Sherwood Forest certainly had in 2010 and has in 2011 it's share of challenges.

Sherwood Forest Subdivision is possibly the second largest housing development within the Baton Rouge housing market - a barometer of this market. An indepth examination of the Sherwood Forest Housing Trends can tell us a great deal about the overall Baton Rouge Housing Market!

Solds In Sherwood Forest Subdivision from 1/1/2010 to 12/31/2010 revealed:

Average Sales Price: $183,400 ($171,976 in 2009 or +6.6%)
Avg Sold $ Per Sq. Ft.: $74.91/sf ($73.35/sf in 2009 +2.1%)
Median Sold Price: $181,000 ($165,000 in 2009 +9.7%)
Number of "MLS" Sales: 52 (87 in 2009)
Average Number of Days On Market: 133 (126 in 2009)
Low To High: $75,000 to $342,000
Number of Sold REO/Foreclosures Noted In MLS: 11
Current # Listings: 57, 5 Foreclosures, 2 Short Sales
Current Listings Prices: $99,000 to $319,987 or $43/sf to $102/sf.

Recap: In 2010 as compared to 2009, the Average Sales Price increased by 6.6%, Median Sales Price increased by 9.7% and Average Sold Price Per Sq. Ft. increased by 2.1% or +$1.56/sf. The number of home sales were down from 87 in 2009 to 52 in 2010, down 40%, which is the same trend for the Baton Rouge home sales in general post Federal Tax Credit Expiration. But also note that the 2009 home sales of 87 could have been artificially propped up because the Federal Tax Credit was in place in 2009.

Hurricane Gustav Effect.

I still believe that Hurricane Gustav applied a psychological sucker punch to the Broadmoor and Sherwood Forest Markets after September 2008. The tree damage was enormous and in some cases it took up to two weeks to get utilities restored. It was a hot, humid and miserable two weeks for local residents, emotionally draining. In 2008, the median sales price was $175,000 based on 88 sales (high because of sales in earlier 2008 prior to the Hurricane), but then in 2009, the median sales price dropped 5.7% down to $165,000 based on 87 2009 sales. 2010 was the recovery year for home prices!

SHERWOOD FOREST MARKETING CHALLENGES.

Yes, there are challenges in this older market. The majority of my appraisal work in Sherwood Forest in 2010 and already in 2011 has been REO or foreclosure work.

52 2010 Sales And 58 Current MLS Listings = Oversupply Problem.

There is still generally an oversupply of "58" current MLS listings and that doesn't include the many FSBO Listings. To put this in perspective, there were MLS 52 sales versus the 58 current MLS listings. And, some listings are overpriced in this market....listings priced at $102/sf in Sherwood Forest is very high considering that the average buyer only paid $74.91/sf in 2010.

NOTE: If you're considering a purchase of a Sherwood Forest home where the listing price is above $74.91/sf, I would strongly recommend a Pre-Purchase Home Appraisal from Accurate Valuations Group to ensure you don't overpay in this older market.

However, this oversupply problem has persisted since after Hurricane Gustav and the market hasn't seem to mind dealing with this situation - the market hasn't discounted this market because of the ample supply. Yes, the Listing To Sales Price Ratio remains at 99% of listing price for 2010 (not exactly original listing pricing). However, this stronger 99% could also be exaggerated and attributed to some sellers having to pay buyers to buy their homes, ie., sellers paying buyer's closing. It's never a good situation when sellers have to pay buyers to buy their homes in the 2% to 4% of sales price range.

Foreclosures Are A Part Of The Baton Rouge Housing Market!

While 2010 was the recovery year for home prices in Sherwood Forest, it was also a year for locals to deal with a significant foreclosure and short sale situation! Part of these are from those who purchased temporary Hurricane Katrina housing. I'm working on an appraisal right now where the New Orleans residents with a large family purchased 2 homes in Sherwood Forest on the same street and one of those homes in heading toward foreclosure.

According to GBRMLS, there were 11 GBRMLS reported foreclosure sales in 2010. Currently, according to GBRMLS, there are 5 foreclosure listings and 2 short sale listings. So, foreclosures are still a significant part of the Baton Rouge Housing Market! These 7 distressed listings in comparison to the 52 total sales in Sherwood Forest in 2010 make up 13% of that total.

Buyer Resistance to Higher Priced Homes.

In 2010, I did witness buyer resistance to higher priced listings of older homes in Sherwood Forest, those homes listed at over $250,000 in the 2,700sf to 4,500sf living area size range. $250,000 will buy a lot of home in Sherwood Forest. I performed one lease purchase appraisal update in 2010, home under contract in mid 2008 when the market was higher, where the buyers were concerned that they were paying too much for the home and the appraisal concurred with the buyer's concerns.

Sherwood Forest Subdivision Baton RougeThe Sherwood Forest Subdivision is one of Baton Rouge's established subdivisions with most homes being 30-40 years old. The subdivision is located off of Sherwood Forest Blvd. between Old Hammond Hwy. and Florida Blvd.

This post provides and analysis of the real estate market in that subdivision. The analysis is based upon data extracted from the Greater Baton Rouge Association of Realtors MLS database and encompasses data for detached single family dwellings sold between January 1, 2003 and February 29, 2008 as well as active listings at the time of data extraction.

The following chart tracks unit sales in the subdivision. We observe that home sales have slowed to near historic lows for this subdivision.

Sherwood Forest Unit Sales

We are just entering the peak selling season so unit sales should increase substantially.

Sherwood Forest Absorption Rates

While year-to-date absorption rates are lower than in previous years, I'd expect to see absorption rates grow as we enter our peak selling season to at least the levels recorded in 2003 and 2007.

Here we can see that prices have grown to historically high levels and appear to be holding. A home in this subdivision sells for an average of $82 per square foot of living area.

Sherwood Forest Days-on-Market

While homes, on average, are currently taking longer to sell than in the year immediately following Hurricane Katrina, the average home is staying on the market under 80 days.
