Therefore, based on the median sale price barometer (the barometer used by the NAR National Association of Realtors) within University Club Plantation, the median sales price appears to have decreased slightly from $500,000 to $492,500 or -1.5%. The average sales price has decreased by -$5,546 or -1.03%. The average sold price per sq. ft. has a small gain of +$1.80/sf. This decline is only very minor as compared to the falling home prices in the national housing market - one recent report stated national home prices have declined -8.3% year-to-date. Yes, sales have slowed with a -48% difference between the two periods. This may also be attributable to the first period being a "Post Hurricane Katrina" market when buying was still brisk. This market may simply be returning to the normal "Pre-Katrina" market.
