High Sales Price: $132,900
Average # of Days On Market: 29
# of Sales: 6
NOTE: Three (3) MLS distressed sales were not included in the above CMA.

When I add the two (2) 2008 Sales From Legal News, the result is:
Average Sales Price: $125,738
Average Sold Price Per Sq. Ft.: $104.53/sf (only includes MLS sales)
Median Sold Price: $125,250
Low Sales Price: $110,000
High Sales Price: $150,000
Average # of Days On Market: 29 Days On Market (only includes MLS sales)
# of Sales: 8

So, there have only been 2 2008 Sales in Wildwood and both were sold by owner (FSBO). Since the living area size and days on the market of these 2 solds isn't known, the average days on market and average sold price per sq. ft. is based on the MLS Sales.
