Based on the number of April sales (3), there is a 16 month supply of homes for sale in Belle Chasse
Year to date, there have been 11 single family homes sold in Belle Chasse, compared to 17 at the same time last year. The first time buyer tax credit has had little impact on the Belle Chasse market because the average prices are higher than most of the rest of the West Bank of New Orleans, pushing it out of the reach of many of those buyers.
Days on market for homes sold in 2010 has dropped dramatically from the 2009 average, currently standing at 50 days. Homes still on the market have been listed for an average of 145 days and a median of 75 days, so expect to see this number jump around as some of the older inventory sells.
Average home prices in Belle Chasse leaped up to $462,167 in April, mostly due to the sale of home in Thousand Oaks for $700,000. The average pending sale is well below that, so we’ll see this number drop off again by the end of May. Year to date, the average is $294,136, a decrease of 2.6% from the 2009 average.
Although Belle Chasse is one of the few areas on the West Bank where home values are exceeding those of 2005-2006, note that the average home sale price has been dropping since it peaked in 2008.

Based on the number of March sales (5), there is a 10 month supply of homes for sale in Belle Chasse
Year to date, there have been 7 single family home sales in Belle Chasse, compared to 11 at the same time last year. The decrease in the number of sales seems to be targeted towards the higher end of the Belle Chasse price range, as reflected in the continued drop of the average sale prices.
Days on market plunged to 63, but look for this number to go up – the average days on market for all listings (active, under contract, etc) is 115. What I see happening is that buyers are quick to move on homes in the lower price ranges (bringing down the sold days on market) while the higher end homes are taking longer to sell (pushing up the active days on market).
As of the end of the first quarter of 2010, the average single family home in Belle Chasse is selling for $237,571, the lowest average we’ve seen in the area in the last 5 years. With only one sale over $300k so far this year, sellers in the upper end of the price ranges could be in for fairly long marketing times. Sellers who are considering selling in the $250,000 price range are in the best position.

Based on January sales (1), there is a 43 month supply of homes for sale in Belle Chasse

January saw 1 single family home sale in Belle Chasse, the slowest January since we started tracking sales in 2004. With only 1 sale, the average days on market has little meaning. I can tell you that of the currently active listings, the average days on market is 170, so Belle Chasse seems to be slowing down. We won't know that for sure until we see another couple of months of data for comparisons.


The January average sale price was $263,300, but, again, it's important to remember that this is only one sale. No seller concessions were made and no home warranty was provided for the buyer.

Based on the number of December sales (4), there is a one year supply of homes for sale in Belle Chasse

Belle Chasse ended 2009 with a total of 67 homes sold, down 11.8% from the number sold in 2008.
How does Belle Chasse compare to the rest of the New Orleans West Bank?

Those 67 sales made up 4.7% of the West Bank real estate market in 2009, down slightly from 4.9% of the 2008 sales. What does this mean? Belle Chasse is staying steady in it’s command of market share. Sales are taking slightly longer (note the average days on market), due to the fact that the higher average price ranges mean a smaller pool of qualified buyers.
Some other items of note

Don’t let that big jump in the average sale prices in December fool you! 2 of the 4 December sales were of high end properties – one for $650,000 and another for over $1 million – that pushed that average way up. Instead, look at the year to date average home sale price in Belle Chasse of $301,840 to get a better idea of what the market is doing.
While the 2009 average was down from the previous year, homes prices are still substantially above that of any other West Bank community. Unless you purchased your home in the last year or two, you have more than likely experienced an increase in equity.

The gap between the average listing price and the average selling price can be explained by the high end listings that are skewing the average. The median list price of $299,000 tells me that most sellers are taking a very close look at their competition when pricing their homes.
