Merry Christmas to All and to All a Goodnight!

Heather Goodwin ~ Shreveport Louisiana Real Estate: Real Estate Agent in Shreveport, LA

Just a note to let you all know that I am shutting down until after Christmas. I'm taking the next week off in order to spend time with my family during this special time of year. I'll be wrapping gifts which is something I enjoy doing every year alone in my bedroom. I shut the door and lock it and get out all the gifts I've bought for the family and one by one wrap them up In pretty paper.Christmas time

I'll be baking and making candy with my daughter, Gypsy. I've had a few specific requests, so I'll be making pecan pie, butter mint candies, and white bread dressing (isn't that a Yankee dish?). I also have a new fruit cake recipe that I want to try out. I know, I know. A lot of you are saying yuck. But it's not a fruitcake like you're thinking about.

The piece de resistance of the desserts will be The Twin Towers cake. This decadent cake recipe was reportedly developed by the chef at the New York City Twin Towers. I'll try to remember to post a pic before we dig into it. But let's just say it's a three-tier chocolate cake covered with chocolate ganache. Mmmmmm. And maybe I'll post the recipe in the AR Recipes Group.

And last, but not least, I'll be taking this time to reflect on the past year and look forward to the new. I'll be evaluating my real estate business plan, my real estate investments, and my other endeavors. And I'll be reflecting on the great God in charge of us all, and how to manifest the goodness of His Son to everyone I come in contact with beginning with my husband of 26 years, RenRed, my sweet, sweet searching daughter, Gypsy, and my angst ridden, I-hate-high-school-drama son who always makes me laugh, Fiddler.

I'm imagining family movie time by the fire with hot chocolate and popcorn, but it happens to be about 75 degrees outside right now! And I'm looking forward to our family tradition of taking in a movie at the theater Christmas afternoon. A weekend in Dallas will wrap things up, and I'll be posting once again.

I'm sure I won't be able to stay away completely, but I've got other priorities right now, so comments will be few and far between and new posts will just have to wait.

So, MERRY CHRISTMAS one and all. May it be a joyous time for you and yours as we celebrate the birth of our Savior and the arrival of Santa. If you aren't celebrating one, I'm sure you're celebrating the other!

Hidden Trace - Shreveport, Louisiana Gated Community

Heather Goodwin ~ Shreveport Louisiana Real Estate: Real Estate Agent in Shreveport, LA

Hidden Trace

htgate

Hidden Trace is a small neighborhood tucked away off Norris Ferry Road in the southeast area of Shreveport. It is a gated community of only two streets, Grand Oaks and Hidden Oaks, which are lined with patio homes. There are still a few lots left for building and there are a few homes for sale in the neighborhood.

The small size of the neighborhood and the fact that it’s gated makes it a great place for families with small children, although you can also find empty nesters there. If you're looking for a home that's in a neighborhood that is quiet and peaceful and surrounded by woods, you might want to consider Hidden Trace.

The Twelve Oaks Times Home Owners Association Newsletter

Heather Goodwin ~ Shreveport Louisiana Real Estate: Real Estate Agent in Shreveport, LA

Just a quick note to let you all know that the home owners association at Twelve Oaks has an online newsletter called Twelve Oaks Times. This HOA could be a model for many of the other gated developments here in Shreveport. They are organized and active.

The newsletter contains different categories such as:Twelve Oaks Shreveport

  • A picture of the home that has won the Garden of the Month award.
  • A Family of the Month award. Notices of upcoming events going on for residents.
  • A What's New category to keep everyone abreast of changes in the development.
  • Names, phone numbers, and addresses of the HOA board members.
  • Information and reminders about neighborhood covenants and restrictions.

It's chock full of information for current residents and those interested in living in the development.

Building activity is still going on in the Bienville Place section of the neighborhood. Fortunately, Shreveport real estate hasn't been hit as hard as other areas of the nation. Homes are still selling and still being built which is good news for you if you've been watching to see how things are going to go. With interest rates at an all-time low, now would be a great time to jump off that fence and buy or build.

Kudos to the HOA board at Twevle Oaks for setting the standard for HOAs.

It's High Time I Joined in the Dance

Heather Goodwin ~ Shreveport Louisiana Real Estate: Real Estate Agent in Shreveport, LA

I've been reorganizing my other outside real estate blog and ran across this post from March. I'm posting it here as encouragement to others and to hopefully motivate those who need a little nudge.

It's High Time I Joined in the Dance Skate!

It was tough, but I did it. She was disappointed, but behaved graciously, which I was thankful for.

Have you ever been somewhere with a group of people, and everyone else was having a blast while you watched from the sidelines? I remember one such trip to an ice skating rink. Now you must realize that ice skating is not an everyday occurrence in the South even in the winter. Our town now has an outdoor ice skating rink put up for public skating around Christmas time, but they have a hard time keeping the water frozen on our balmier winter days. So, this was an unusual outing for our youth group. Sure, I had been roller skating at the local rink, but this was ICE skating, and it was hard I had been told.Going to Skate

So, I stayed fearfully on the sidelines with my skates laced up tight, while everyone else whizzed past me. My friends kept trying to get me out there, but I stubbornly refused, certain that I would fall flat on my face. What eventually enticed me to go out there, I don't remember. Probably my friend, Amy, who would not take "No" for an answer. At any rate, I found myself a part of the circumnavigating crowd.

And I was having fun! And it was easy - in some ways easier than roller skating! And I was good at it! And - and - and it was time to go home! But wait - not yet - this is fun - it's not time to leave yet, is it? But it was. For most of the evening I had remained catatonic on the sidelines watching everyone else. After joining the fun and surprising myself, the fun was over.

So, I had to tell her. I had to end it, though I had barely just begun. You see, I can't stand by watching everyone else do what I had fully intended to do in the first place. I studied, I passed the test, I paid the dues, and I learned hands-on for a year at the side of a wonderful teacher. My skates are laced. Now it's time to take the ice and skate.

I gave notice yesterday. I quit my job of less than three months working for one of the top producers in our office. I appreciate the opportunity and told her that. But a secretary I am not even if you call me an assistant. I can take care of your business, but I don't want to. I want to take care of my business - build my business. And I can't ever do that - I can't ever skate - working full time helping someone else skate.Shreveport's Realtor

It was difficult. It took me a full week to do it, but I feel so much better now that I have. I feel like a fledgling bird stretching its wings ready to try them out. I have great plans, scary plans, but I am looking forward to them. And I think I'm going to be good at it, and I'm going to have fun skating before it's too late!

Here is a look at my business photo. I am hoping to have a new blog in the near future that will answer all those real estate questions you have, but are afraid to ask!

And I'm here to say I have done just that here at Active Rain. I am at #1 in Shreveport, #1 in Caddo Parish, and I am closing in on becoming one of the top 10 agents in Lousiana here at AR. I can say that it has been great so far, and I am looking forward to greater things in the future.

And that last statement just gave me an idea for another blog post, so off I go! Thanks for reading.

Shreveport Market Update - November 2008

Heather Goodwin ~ Shreveport Louisiana Real Estate: Real Estate Agent in Shreveport, LA

These figures are for single family homes in Shreveport and Bossier City and surrounding communities.

November Statistics 2007 2008 % Change
Active 2343 1895 -19%
Sold 283 188 -38%>
% Sold 12% 10% -2%
Avg Home Price $156,701 $147,306 -6%
Avg # Days to Sell 60 69 15%
Months of Inventory 8 10 20%

As you can see when comparing home sales from October, sales in November took a hit. If you are a seller with a home in the $400,000+ price range you are looking at just over 2 years of waiting to get your house sold. Homes listed from $250,00+ to $400,000 have a 16 1/2 month supply of inventory. Just a little better. Let's take a look specifically at how southeast Shreveport* fared this past month.

Southeast Shreveport Statistics

November 2008 Shreveport SE Shreveport
Active 1895 112
Sold 188 14
% Sold 10% 13%
Avg Home Price $147,306 $265,143
Avg # Days to Sell 69 78
Months of Inventory 10 8

Homes in southeast Shreveport have had more sales activity than the Shreveport market overall. Historically, this area of Shreveport has held its value well compared to the rest of the city. What these numbers show is that even in a down market, more homes sell in southeast Shreveport than the market overall in Shreveport. So, our little corner of town is a good place to be when it comes to resale.
