Our First "Prime Locations" Open House at Beau Darren!

While I’d love to boast about the millions of people that stopped by our first open house, I cannot tell a lie. I can tell you that the number was greater than zero and less than one. Considering it was our first open house, I was quite elated to have at least one knock at the door. Personally, I think the upside down Christmas tree should have been enough incentive to come get a sneak peek at this fabulous home. Ack, I should have included the unusual tree into our marketing plan. “Come see the famous, Grinch, upside down Christmas tree!”
It’s all about marketing, right?

For newbies, I think we did a swell job marketing our open house. I made sure to stop by Party Time on the way over to pick up some black and yellow balloons. I know what you’re thinking, Who Dat?
Well, a little but these are, Prime Locations of Denham Springs (our company) colors. I must admit it was hard passing up the pink balloons because black and pink were just made for one another. While I strolled down the balloon aisle, Pat was across town searching for the best spot for our “open house” signs. She began putting signs out in hopes that it would pull more traffic in and help potential buyers find the home. Pulling into the neighborhood, I was on “sign” alert to see if the signs were placed in good spots. They were so small that I could barely make out what they said.

I had this image of our first “Prime Locations of Denham Springs” open house. I envisioned huge billboards, large balloons, and arrows pointing straight to the gold and well, pulling through the neighborhood…it was kind of a letdown. Since our signs were so small, it’s as if they weren’t even there. Of course, I wasn’t expecting a marching bad but…wow, teeny tiny…little bitty signs. I guess we should have invested in some “Hey, Look at Me…I’m Holding A “Prime Locations” Open House” signs. I think next time we will go with bigger signs and red and white balloons. I don’t want people to assume it’s a Saints party rather than an open house. Scratch that, we shall lure them in with black and gold!! Did I mention there was an upside down tree?

Before our open house started, we were so excited about our “Open House” flag. Our company, Prime Locations, had actually allowed us to use it for the weekend. We were so excited…until we couldn’t find the pole. We both looked at one another funny and you could see both gerbils running, trying to figure out how in the world we were going to get this flag up. We were somewhat banking on this ‘mother of all flags’ to draw in a crowd but with no pole, no luck. Next time, I think we’ll purchase our own flag that reads, “Free Cookies”.

So, the open house wasn’t exactly a success but I considered it to be a great opportunity to get our feet wet. It was actually a beautiful home so I certainly didn’t mind nosing around and checking out the fabulous interior. While I was admiring the upside down tree, a sweet lady walked through the door inquiring about the home. HALLELUJAH! There is a God! This, without a doubt, made my Sunday. She was so kind and outgoing and easy to talk to. We had good conversation coupled with milk and cookies.

This is why I love real estate. I love getting the chance to meet new people. The itty bitty signs and the technical difficulties with the flag were easily forgotten when our numero uno special prospect entered the home. Next time? We’ll be sure to have BIGGER signs, a pole for the flag, even more cookies and I’ll definitely market the funky, upside down tree.

National Championship Celebration Set for Jan. 19

The LSU football team will participate in a celebration of its 2007 college football national championship on Saturday, January 19, in Tiger Stadium beginning at 2:30 p.m. Admission is free and gates will open at 1 p.m.

The National Championship Celebration at Tiger Stadium will include the presentation of championship and individual trophies to the LSU football team, video highlights of the football season, performances by the Tiger Marching Band and comments from University officials, head coach Les Miles and Tiger players.

The day will conclude with the hoisting of a new National Championship flag to fly over Tiger Stadium.

Fans are encouraged to visit Celebration Central at Tiger One Village beginning at noon in front of the Pete Maravich Assembly Center. Entertainment will be provided as well as giveaway items. Food and drink will be available for purchase and official national championship merchandise will be on sale.

Tailgating on the LSU campus is encouraged and LSU is urging fans to arrive early and then be patient with traffic when exiting campus after the celebration. Touchdown Village 2 will be available at 5 p.m. on Friday for motor home parking. Touchdown Village 1 is currently closed for renovations.

Several parking lots will be closed to the general public, including Lot A on the west side of Tiger Stadium, Lot B to the south, Lot H on the east side and Lot K across from the Football Operations Center. In addition, due to an LSU track and field meet at the LSU Field House, Lot O will be closed. North and South Stadium Drives will be closed to traffic as they are on game days.

Lot H on the east side of Tiger Stadium is available for handicap parking with the presentation of a valid state issued handicap parking pass.

LSU advises fans that, due to the expected large attendance, this event is not intended to be an autograph opportunity. LSU encourages fans to bring still and video cameras to record the event for their remembrance of the occasion.

Market Update - Baton Rouge

I know the news media has a lot to say about the real estate market. Now, let's get some truth to the subject. The market in the Baton Rouge area is starting to get rev'd up for '08! One of my litmus tests as to the amount of activity in the market is the number of hits our real estate websites receive. Generally these sites have less visitors in November and December and most of the visitors are in April. Well, I am certainly seeing quite a few buyers visiting the site since the 1st of the year.

The problem with the market in 2007 is that we all got used to a super fast, super rev'd up real estate market. Few agents adjusted their business pratices to account for a slightly slower market. Let's compare '05 and '06 to the speed at which the cars on the Indy 500 travel. '07 was more like the speed at which we drive on the Interstate. That's not slow! That's just slower than we were used to. The market is still very healthy. If you are considering a move, it's a great time to do so. Just yesterday I got an email about interest rates for a 30 year fixed rate loan at 5.75%. So, you see, the rates are still good (contrary to what you might hear on the news).

2007 was a year in which our market moved from being such a super charged market to a more normal market. That is where we sit now - a normal market. There are buyers and sellers out there. Real estate values are higher than than have been and are expected to continue to rise throughout 2008.

The truth of the news media is that there are some lending changes that we will experience in 2008 which may make some loans more difficult or impossible to find. It definitely helps if you have 5% to put down instead of hunting around for 100% loans. Or you might consider an FHA loan and put down 3%. If you are considering a move in 2008 and are short on cash, start saving up! You can do it.

If you are not sure about making a new purchase this year or where to invest your money, the National Association of Realtors has some great housing statistics that may help you make your decisions. Here's a great point to note: On average, the value of a home nearly doubles every 10 years! Knowing this, a great way to save up for your child's college fund is to buy real estate.
