This update examines data extracted from the Greater Baton Rouge Association of Realtors MLS database. The data were extracted a of 3/7/08 and represent closed sales and active inventory of detached single family dwellings.
February unit sales of both new construction and homes in the re-sale market segment are down compared to February 2007. New construction is only down a tiny bit but homes in the re-sale segment are down substantially from February 2007.

Thinking about moving to Livingston Parish? As a native of Denham Springs, Livingston Parish, I am here to tell you this is the place to be. Livingston Parish is fastest growing parish in the state. With many areas to choose from, a rich history, things to do and wonderful schools, Livingston Parish is a hopping place! And there are many new things to come!
Livingston Parish is comprised of many cities, Denham Springs being the largest, but there are many other beautiful areas to live and visit. Denham Springs is located just 4 miles east from Baton Rouge, but you would never know it. It is a growing city with that small, hometown feeling. Some of the smaller towns and cities located with the parish are Walker, Albany, and Livingston, capital of Livingston Parish.
Livingston Parish was settled in the early 1700’s and was started in 1832. The rivers that are located through the parish helped settle the area. They made it easy for settlers to more materials and harvest seafood, such as shrimp, crawfish and crabs that we absolutely love to eat. With many settlers here and the access to the rivers, they built the railroad between 1854 and 1856. Many Civil War battles occurred in Livingston Parish along the rivers and many artifacts can be found scattered throughout the parish.
With the easy access from the rivers and railroad, Livingston Parish began to grow. It now houses over 91,000 people on 410,880 acres. The 2 rivers that helped settle the area are the Amite and Tickfaw. The Amite can be accessed in Denham Springs and the town of Port Vincent. Tickfaw River is easily found in the heart of Springfield and is quite southern town ready to welcome anyone. Livingston Parish also has a large lake, Lake Maurepas. This lake is located at the end of the Tickfaw River and has a variety of fish. These rivers and lake are a great spot to bring the boat and relax or do a little fishing. Trust me I know, I fish every moment that I can.
With Livingston Parish growing, there are many things to do. Tickfaw State Park is located on the Tickfaw River in Springfield. With a short 45 minute ride from Baton Rouge, LA, it is a hidden hide a way. There are fish ponds, canoes for rent and great lodging. The kids will have a blast at the “water field” and the Nature Center. Tickfaw Marina is located just up the road, so don’t forget the boat and sun screen! Tiki Tubing is located on the Amite River just North of Denham Springs. It’s a great way to float down the river and enjoy that Livingston Parish sunshine. So, grab so friends and head on down.
Bass Pro Shop has just opened up in Denham Springs, off I-12. With it being one of the largest in the country, there are more things to see then you could imagine. I have been many times since it opened. It’s located just 3 miles from my home and being the avid outdoors lady that I am, I spend a lot of time there. As you walk in the massive wooden doors with metal alligator door handles, your mouth will drop. It is like nothing you have never seen. There is a native fish pond and REAL ducks swimming in the pond located in the middle of the store.
Juban Crossing is the next big thing coming to Livingston Parish. Located just off the I-12 and Juban exit, it is going to great. You will no longer have to travel to Baton Rouge and fight traffic to get what you need. Outdoor shopping and restaurants will make it a great place to meet up with friends and enjoy each other. Besides all the great new thing opening and coming up in the Livingston Parish, there are 4 great public parks and Greystone Golf Course and Community. Livingston Parish also has many festivals throughout the year. The Town of Livingston holds it annual fair in October. Denham Springs has the Springfest and Octoberfest every year in the middle of “Downtown Antique Village” on North Range Ave just 4 miles north of I-12. Immaculate Conception Church holds is annual spring fair in May on the church property.
Being from Livingston Parish, I spend all my schools year the Livingston Parish School System. The teachers and curriculum are fantastic! I now have two children in school and one more to go. I am still very pleased with the school system, even after many years of being out. The schools are ranked as some of the top in the state! Livingston Parish has 40 schools and just over 22,000 students in grade K-12.
So if you are looking to move and get away from the hustle and bustle, but still be able to have easy access to what you need, Livingston Parish is the place to be. And don’t forget, when you decide to move this way, let Choice Title help!

This interim report supplements my 2007 Year-end Residential Real Estate Report. This update examines data extracted from the Greater Baton Rouge Association of Realtors database for detached single family residences in Livingston Parish.
The first chart looks at unit sales for the parish in January of each of the years between 2003 and 2008. New construction unit sales for January 2008 was typical for January excluding January of 2006, immediately following Hurricane Katrina. Sales of homes in the re-sale market segment, however were the 2nd highest of any year of the past five... a sign of the strength of the market.
January 2008, saw a slight decline in average home prices in both market segments.
Thus far, unit sales are consistent with historical seasonality changes in both the new construction and re-sale market segments
Examining the 6-month moving averages for average sales price within the two market segments, it appears that there has been a larger than normal drop in average sales price than historical seasonality might suggest.
As in both Ascension and East Baton Rouge parishes, inventory levels for both market segments are pretty flat.
