Hillcrest has a couple of unassuming entries on Barataria Blvd, just south of Lapalco. But don't let the lack of a fancy sign fool you, this is one of the most in demand subdivisions in Marrero.
Originally developed in the early 1960s, Hillcrest continued to grow and expand into the late 1990s, so there is a large mix of home styles and ages throughout the neighborhood. From 1960s and 70s ranch homes to newer construction, there's a style to fit almost any need.

Typical Hillcrest homes have 3 or 4 bedrooms and 2 or 2 1/2 baths and an average of just over 2000 square feet. There are some custom built homes sprinkled throughout the neighborhood that are larger, with additional bathrooms and square footage topping the 4000 square foot mark.

Commutes are a breeze from Hillcrest, so even if you work downtown or on the base, it won't take you long to get to and from work and home. Nearby you'll find shopping, dining, grocery and convenience stores, pharmacies, banks and more.

Barataria Oaks Estates is located off Barataria Blvd. in Marrero, LA, on the West Bank of New Orleans. Just far enough from New Orleans to feel suburban, it's still less than a 30 minute commute to downtown, the French Quarter and most of the city attractions. Situated on the edge of the Jean Lafitte National Historical Park, you'll be just minutes away from the natural beauty that south Louisiana has to offer in the form of bayous, swamps, nature trails and more.

Development began in 2004, with the newest homes completed in the last 5 years. Both Viola Homes and LA Homes were builders in this small community of 3 and 4 bedroom homes ranging from 1550 to 2500 square feet of living area and featuring attached garages and fenced yards. Barataria Oaks Estates has only 2 streets in the community. Augustine and Alexander Lanes form a complete oval, with one entrance/exit to and from the neighborhood.
Nearby, you'll find local and national shopping and dining, convenience and drug stores, gyms, gas stations, hardware stores, home improvement outlets and more.

82 homes are pending sale or under contract, priced from $16,900 to $349,000
Based on the number of homes sold in April (33), there is a 7.7 month supply of homes for sale in Marrero
Sales held steady from March to April, bringing the year to date total number of homes sold in Marrero to 92. This is down from 133 sales at the same time last year, a decrease of 30.8%. However, with 82 pending sales waiting in the wings, I expect us to surpass 2009 sales in the next couple of months. While a percentage of the contracts will not close, first time buyers have a heightened interest in keeping their deals together in order to qualify for the tax credit.
Days on market is up so far this year, with the average home sold in 92 days. Look for this number to continue to go up, since the average listing has already been on the market for 116 days and the average home under contract was on the market for 124 days.
Prices climbed again in April, bringing the year to date average to $135,303. This puts the average sale price in Marrero down just over 3% from the 2009 average.

262 single family homes are for sale
75 homes are under contract or pending sale, priced from $16,900 to $349,000 (19 pending foreclosure sales)
Based on the number of homes sold in March (33), there is a 7.9 month supply of homes for sale in Marrero
Year to date, there have been 58 single family home sales in Marrero, compared to 95 at the same time last year. This represents a 39% decrease in the number of homes sold in the first quarter of 2010 vs the first quarter of 2009. The good news is that with 75 homes pending sale, we can anticipate a big jump in this number in the next month or two as those last minute first time home buyers get their closings lined up before the expiration of the tax credit.
Days on market is remaining steady at 87 days. The average active listing has been on the market for 114 days, while the average under contract listing has been on the market for 109 days. Given that, I anticipate days on market to increase later this year, especially after the spring/summer selling season ends.
While there may not seem to be much of a difference between 87 days and 114 days, that represents an extra 27 days of marketing – the equivalent of making another mortgage payment.

As of the end of March, the average home in Marrero sold for $129,300, down over $10,000 from the 2009 average. Foreclosures continue to have an impact on the Marrero market, holding the average price down. When selling your Marrero home, It’s important to know if there are any foreclosures or concessions being offered by competing listings in your neighborhood that would impact your pricing.
