Holiday in Dixie is Fun!

Its spring time in the Ark-La-Tex and that means it's time to mow the lawn, trim the hedges, spruce up the flower beds and celebrate! It's time for the annual Holiday In Dixie festivities. Holiday In Dixie is a week and a half full of fun and activities of all kinds all around Shreveport and Bossier City and the surrounding communities. It includes a variety of events and there is something for everyone!

There will be a carnival at Shreveport's Festival Plaza which will have live music, food, and arts and crafts. There is a martial arts tournament at Bossier High School's gym which has a fun and festive atmosphere and lots of good sportsmanship. The much anticipated treasure hunt will kick off as well and is certain to be the source of much speculation and opinionating until the treasure is found somewhere in Shreveport, Bossier City or the surrounding communities. And of course there will be a parade. We love our parades here in Louisiana and it just wouldn't be a festival without one.

There will be lots of other events taking place all around the area and it all kicks off on April 18 and lasts until April 27. So, if you are in Northwest Louisiana during Holiday in Dixie, come out and join the fun and help us celebrate spring's arrival!

Shreveport Market Analysis 2006 vs 2007

So, just how did 2007 compare to 2006 as far as the Shreveport real estate market is concerned? Statistics taken from the Northwest Louisiana Multiple Listing Service show that, while the market was robust for 2006 with eight buyers for every ten houses listed, 2007 ended up on a sour note with five buyers for every ten houses listed. And so far, for the first two months of 2008, there have been 4 buyers for every 10 houses listed, Unless the new lower interest rates and higher FHA limits lure buyers into the market, it looks like things won't be changing any time soon.

The good news is that Coldwell Banker Dowling has fared pretty well in 2008. While the market as a whole was down 20.3% compared to this time last year, Coldwell Banker Dowling has experienced just a 4% decline in sales. The other local agencies have suffered declines between 27% and 49% over the same period.

Market showing signs of strength

Today is March 1st and the housing market in Shreveport and Bossier City seems to be as strong as ever. My wife, Kerry Friestad and I are both very active real estate agents in the area and she has had at least 5 offers in the past 3 weeks not get accepted because the sellers had multiple offers to look at. Just yesterday, a bank owned property that has been on the market for over 100 days, multiple offers in the $150,000 were presented! Kerry's client really wants the house so offering full price and asking for no closing costs should do the trick! I was thinking this morning, what if the housing market returns to the 2004-2005 level in Shreveport and Bossier? Wow, multiple offers...and great offers non the less on many homes and during a time in which lending standards are higher than every...What an awesome business to be in.

For those of you that are not seeing a great real estate market...I would suggest changing what you are looking at every day. Focus on the reality of the market and see some amazing things happen.
