Watson Place Subdivision in West Monroe, LA - Great West Monroe homes under $250,000
West Monroe, LA is one of the most desirable cities in Northeast Louisiana. Ever growing, but still having a small town feel, West Monroe features some great neighborhoods and Watson Place Subdivision is one of them. Homes in this neighborhood are still in very close to new condition. Jonathon Hill Construction and Kovac Construction are just two of the builders that have built homes in this location.
Since the beginning of 2010, there have been 4 resold homes in Watson Place. These homes were listed at an average of $120.41 per heated square foot and sold for an average of $119.33 per square foot. That's a whopping 99% of the asking price!
This market area is great for sellers because of the steady rate of appreciation in the area. Even if you've only been in your home for 2 or 3 years, you can still sell for a profit in this area.
This is also great news for buyers for two reasons. First, interest rates are so low right now that you can literally buy one of these homes for quite a bit more than the original owners did, but not really pay more per month than they have! Secondly, because this is a high demand location and looks to remain so for some time, you don't have to worry about losing money on your investment. These homes are almost guaranteed to build value.
There are currently no homes for sale in Watson Place. This is not such great news for buyers, but not unusual in such a relatively new development. Owners here have generally not been here for very long and many have had their homes custom built.
For those currently residing in this subdivision, now is an extremely good time to consider selling. Fall is about to be upon us and all of those buyers who didn't want to brave the heat will be coming out in droves! Because there are no other listings in your neighborhood, you will have virtually no competition!
Now Mr. and Mrs. Buyer, just because there are no current listings in this neighborhood doesn't mean that you can't buy here. There are still a few lots available to build on. You may also like the exterior of one of these homes so much that you would like to make a sight unseen offer to the owner. That's not against the law! Many times, if the price is right, someone who isn't thinking of selling may, all of a sudden, take you up on your offer!
