365 things to do in Worcester County - Convert a "for sale by owner" into a loyal and satisfied client in Auburn

Jane Becker CRS,ASP,ABR,CBR,CDPE,LMC,E-PRO,GRI: Real Estate Agent in Worcester, MA

365 things to do in Worcester County - Convert a "for sale by owner" into a loyal and satisfied client in Auburn. I love to talk with people who have given up on real estate agents. In the industry we call them "FSBO's". I call them do-it-yourself'ers. And can we blame them. In this difficult market where your best outcome is to loose less than expected and worst outcome not sell at all or worse, foreclosure, home owners turn to their own resources to struggle through the process.

I find that sometimes, the lucky for sale by owners are the ones that did not get past showing their home. This is such a difficult process, fraught with legal pitfalls, negotiation stumbling blocks, etc. that anything past buyer showings can be overwhelming. I watch homeowners show me their homes and notice how many small mistakes they do just in that simple activity.

I guess that this is why I call home owners with confidence every day and offer to learn more about their needs to see if in fact, I can sell their home. In one instance I have talked to a couple in Auburn about their home. The Sellers have been marketing their home for 483 days prior to my taking over. With my marketing, negotiation skills we were able to sell the home in two months but the buyers were not familiar with expansion cracks, got scared and walked away. We sold the property again a month later and closed on the sale today.

After going through the process with me, the Owners realize what a professional does in the process and how a good agent can be invaluable in the transaction. They have sent me a testimonial and allowed me to share their thoughts with the public:

We marketed our home “For Sale by Owner” for over a year. We had open houses and countless showings. Many showings were to clients who had houses to sell. Some were just curious and had nothing better to do on a Sunday afternoon. We even received “Offers” at below bargain basement prices. The attitude from buyers, who look at homes of “For Sale by Owner”, is that you’re desperate and will take anything. Just after Thanksgiving, we hired Jane to list our home. She is enthusiastic, straightforward and had a plan. We had consistent showings with prequalified buyers and access to feedback from all showings. Working together based on the feedback, we made changes to staging of the home to show it at its best. When we received our Offer, Jane’s expertise in negotiation and calm presentation of the facts made it possible to come to an agreement. The fact that she worked only for us, as the seller, made us confident our best interests were protected. I would recommend Jane Becker to friends and family without reservation. I am a very satisfied client.

Shannons in Auburn.

If you are a for sale by owner struggling to sell your property, don't wait another minute, give me a call. I will listen and stive to understand your needs and will only take on the job of selling your home if I know I can help you achieve your goals.

365 things to do in Worcester County - Dress rehearsal for competition in Auburn

Jane Becker CRS,ASP,ABR,CBR,CDPE,LMC,E-PRO,GRI: Real Estate Agent in Worcester, MA

365 things to do in Worcester County - Dress rehearsal for competition in Auburn.  Most of us have hobbies.  And those who know me, know that I have quite a few.  At any time, I might be involved something that is artsy and expressive.  Right now I am working on Ball room dancing.  Not just ball room dancing, but competing.  I have been working with a partner since September and we are officially competing on Memorial Day week end in Springfield.

An important part of preparation is exhibiting your dance in front of an audience in a "dress rehearsal" setting.  Last evening I had my 365 things to do in Worcester County - Dress rehearsal for competition in Auburn.  I wore my smooth and Latin dresses and exhibited my Waltz, Tango and Chacha along with other couples who will be competing.

Feel free to watch and see what months of lessons can do for you and thing of me on Sunday of Memorial Day weekend when we compete with other couples in Ballroom competition.
