Making a Home Salable- From A Design Perspective

As an architect, I often find it amazing just how many poorly-designed homes can be sold. Hats off to realtors for their incredible selling skills. But for those of you who have a poorly-desiged home which you are trying to sell, my advice is this. SHOW POTENTIAL!! Not only are not likely to sell the home, but you certainly will not get top dollar unless you are able to communicate the space's POTENTIAL.

Many architects love to work with realtors to come up with renderings and sample floor plans. Often, they will work gratis in hopes the prospective buyer will execute the proposed remodel. As an architect, this is a win win situation for all involved. It also makes YOU, the realtor, seem more professional. YOU cared enough to show what the space could be like. The world revolves around great ideas, let an architect help you envision the space and sell this to clients. You'll be surprised how exciting people can become over and otherwise unattractive piece of real estate.

Of course, there is a time and place to bring in the architect. Location has to be good, and you probably want to do something like this when you have one of the inferior homes on the block. Team up with an architect and watch your sales skyrocket. Our realtors have been doing this for years!

What's Happening in Boston?

Pack a light dinner and come out to what should turn out to be a wonderful concert on the lawn of the Titus Sparrow Park. Commonwealth Shakespeare Company in partnership with New England Conservatory present Shakespeare on Love and A Shakespearean Cabaret, musical theater. The show is geared a little more to the kids at first, then picking up to more sophisticated fun.

SCVNGR: how it can tie in to real estate

Today, my company signed an exclusive deal with SCVNGR to be the exclusive brokers in two of our service areas in Boston, South End and Fenway. For those of you who do not know, this is an exciting application that works similarly to Foursquare and other check in applications. In my humble opinion, I think it is on to something even better, however. The application has a great interface and is really sharp and easy to use. They also are a Boston based company with almost a million users and just received $4 Million in capital.

To tie it into my company, I will be designing TREKS, which are basically scavenger hunts around these areas of Boston. I will include hidden "treasures" including listings and places that are landmarks, great eateries, and boutiques around town. You have the option to really increase your brand because people are consistently able to see it when they check in or work on a trek. Also, you can upload videos and pictures that allow users to really respond to the trek.

Just another creative way to build your brand equity and appeal to a different consumer!
