While the December numbers are not yet tallied, the year looks like it will possibly reach last year's unit volume of 759 units sold, and is to date up 7% in dollar volume for Condo and Single Family homes. The bad news is that most of the strength was in the first half of the year, with 3rd and 4th quarter sales down quite a bit.

There are buyers out there slowly looking over a small inventory to choose from, so spring time (or earlier) listings should enjoy good exposure and interest.

Probably one of the top five most desirable places to live in all of Greater Boston, Harvard Square has been somewhat immune to the difficulties of the national real estate market and has kept its value decently strong. Every fall there is always a large turnover of students and the more land that Harvard University snaps up for themselves, the less residential private property available for the rest of us, which makes these properties hard to come by - and demand is always a wonderful thing when it comes time to resell. The unit at 6 Crawford is a lovely piece of Cambridge real estate that has a feature I've never come across before - the condo association left a one bedroom unit vacant, fully furnished, and available for rent on a nightly basis (and very cheap, too) for all residents of the complex and their guests! The unit below at 18 Centre Street has fantastic finishes and the kind of floor plan and layout that you don't often find in 1-beds of similar square footage. And of course, the most important feature of these condos for resale value, in my opinion, is the proximity to the T; And not just any MBTA line, but the Red Line - probably the most desired line in the system. As fuel costs keep rising, and parking is hard to come by, properties near the Harvard Square T station are very popular and don't last long.
