Canton Based Company Facilitates Organ Donation
We are all aware of the need for organ donation, whether through a personal friend or family member awaiting a new kidney or other organ, or perhaps through stories that we read on the news. The majority of organ donation comes through people who have died, perhaps in an accident, and whose families agree to donate their organs so that someone else may have the gift of life. The waiting list is long.
We have all probably heard the stories of live organ donations as well. Usually that is where a sibling or other family member donates an extra kidney or other organ to another family member.
However there is a company that was formed in Canton MA that increases the opportunities for live organ donations across the country. After a survey revealed that 25% of people would be willing to do a live organ donation for a complete stranger, two Canton citizens formed MatchingDonors.com. Supported by donations and advertising, MatchingDonors.com is a registered 501(3)(c) non-profit organization.
MatchingDonors purpose is to facilitate the match and increase awareness of live organ donation. Both patients and potential donors can sign up through the website and from there the process starts. There technical, medical and administrative staff that help facilitate the process. Once a match is found, the same protocol is followed as with any other live organ donation.
They are finding that there are thousands of altruistic & caring people out there willing to make a live organ donation to save someone else's life. It is all made possible by one little non-profit based here in Canton MA.

First Day Hikes at the Blue Hills in Canton MA
Located on the border of Milton MA and Canton MA sits one of the state's great natural outdoor resources - the Blue Hills Reservation, managed by the Massachusetts Department of Conservation and Recreation (DCR). It is home to a ski area, as well as the Mass Audubon's Trailside Museum, miles of hiking trails a weather observatory, a swimming spot and more.
What better way to kick off the New Year than to join the DCR Park Rangers and staff from the Trailside Museum than with a hike through the beautiful Blue Hills Reservation. Hopefully the mild weather we have been having so far will hold out until then.
There is no fee to participate in the hikes and no registration is required either. Hikes begin at 1:00 pm and start at the Houghton's Pond main parking lot on Hillside Street. You can arrive at Noon for a free cup of hot soup to start you out on the right foot. Then, choose from either a one-hour or two-hour guided hike.
Remember to wear sturdy hiking boots or shoes and dress warmly!

Thinking Ahead to Spring: Canton MA Little League Registration Opens January 1st
Yes....that's right...we are just into the second official week of winter yet one of the big signs of spring....baseball....is peeking at us around the corner! I guess since the Christmas decorations have been out since Labor Day, it only makes sense that it is time to think about baseball registrations!
Canton MA Little League has announced that its online registration for little league and Girls Fast Pitch softball opens on January 1, 2012 and runs through January 31, 2012. Just go online Canton MA Little League to register. They will also have walk in registrations on January 14th and January 28th at Canton's Metropolis Rink.

Buyers Can Afford the Renovated House -Not the Renovations
At recent holiday gatherings, people not involved in the real estate business always want to know how is the real estate market? I tell them I have been busy. Buyers are out looking to buy.
The next comment is usually something along the lines of there are a lot of homes for sale in Canton!
They are surprised when I tell them that the inventory is lacking. The problem is that many of the homes on the market are in need of some serious updating (and I don't just mean painting the walls). Some need more than updating. There are very few well-priced, move-in ready homes for sale. The ones that come on the market move quickly.
Sellers do not seem to understand that. They either do not understand that their house is very outdated or think they have made a price adjustment for those renovations. And maybe they have.
However, while that is an option for some, it is not an option for many. Buyers can afford the renovated home but not the renovations.
For example, buyers looking in the $400,000 - $450,000 range (around the median price for single family homes in Canton MA) may have a decent downpayment saved up. Let's say 10%. They may still have enough cushion in savings to make them a great candidate for a mortgage in that price range. They may also have excellent jobs, great credit scores and more! They are solid candidates. The problem is that many of the $400,000 - $450,000 houses would be $500,000+ homes if their condition were different. And the same could be said for the $350,000+ homes.
You see, these buyers, who can afford the $400,000 mortgage, cannot afford the renovations necessary to make the necessary improvements. They do not have an extra $50,000 - $100,000 in savings to renovate, nor do they want to borrow above their means, even if they could get approved to do so.
So I have buyers looking to buy and in spite of the numbers of homes on the market, there is no appropriate inventory for them. Here's hoping that this Spring's home sellers are busy getting their homes move-in ready now! We willl be waiting for you - assuming the price is right.
