It has come time to say" Thank you for wonderful memories and wonderful people I have met in the past 8 years". It is no longer in my family's best interest to continue with this career choice. I love what I do and dreamed about being a Real Estate Agent since I was just a teenage girl. I made that dream come true when I was 34. I invested my heart and soul into the industry since 2004. With the decline in sales and clients my dreams and drive has come to a crashing hault. I can not afford the Board dues,MLS fees and so on.
I will continue to hold my Real Estate license in Mass and take a one year break. I wanted to say how lucky I have been to meet some extrodaniary Agents, Clients a made new friends along the way. I will refere out any possible sales/listings to agents in my current company.
Thank you everyone who has taught me how to be my best. I wish all you associates the best of luck in the year to come. Take care and be well.

I recently had a total Thyroidectomy in Febuary and that was the start of my down fall. Sick, not being able to work etc. I am not even insurable for a life insurance policy, I have no 401k,any retirement for my girls incase anything happens to me. This was a shock to me. So now I know If it is not coming in I can't give it out...

The lender will give the homeowner direction as to submitting additional offers. Also, be prepared to lock your interest rate thru closing so that your mortgage commitment will be valid.
Lenders will do their "due diligence" to substantiate the value of the property and have no set formula to determine an acceptable price. However, Freddie Mac (one of the largest secondary market lenders) has a target sales price of 88% of one or more broker price opinions (BOP). Have realistic expectations of the approval process as it may take between 30-180 days and market conditions can change. If the lender and the Seller are participating in the HAFA program, these timelines will be streamlined for a quicker response. In fact, the Lender may have approved a listing price for the property.

Warning to those searching Craigslist for Rentals!
I have heard various different versions of the same scam involving Craigslist. In a nut shell, the con artist takes a home that is being listed for sale by a local Realtor and posts it as a rental by owner as well. It is all an effort to get your personal information and possibly a first and last deposit on a home that you can never live in. Be very careful when dealing with anyone on a rental that claims to be out of the State or Country and needs to do the transaction by e-mail.
If the wording of the post seems odd, don't hesitate to go with your gut feeling and investigate the situation further. For example, I saw one earlier today that said many have offered to rent this unit, I am just waiting for the right person who will appreciate this property. That doesn't sound like a landlord to me!
If you drive by to take a look at the property and see a For Sale sign in the yard, call the listing agent or broker to make sure the owners are who they say they are. Of course most of the postings will tell you not to bother the Real Estate Agent because they are not involved in the renting of the property.
It is very odd that an owner would be trying to rent the property without telling the Listing Agent. It's unfortunate that Craigslist has become such a feeding ground for scammers. Danvers Massachusetts Single Family Market Report - Year to Date (10/31/2009)
There were 122 single family residences sold YTD in Danvers, MA with an average sales price of $358,731 and an average days on market (DOM) of 127. The selling range was a low of $135,000 and a high of $735,000. As of October 31, there were 65 homes on the market with an average list price of $432,272, and an average DOM of 143. There were 14 homes under contract with an average price of $382,600 and an average DOM of 62.

The number of homes sold decreased since 2008 from 137 to 122 units.
