Two-families for sale in Dorchester - There are dozens of them available at any given time and while some of them are not worth looking at, some can be quite a great buy! It really depends on what you're looking for in a two-family. For investors, the numbers don't quite work out well as three-families (the cost per unit ends up being a little higher for the most part), but for owner-occupants who just want someone to help pay the mortgage, it can be ideal.
Right now, the cheapest of all the two-families for sale in Dorchester is $127,400. It's a foreclosure on Vaughan Avenue with a one-bedroom unit on the first floor and a three-bedroom unit on the second floor. It's boarded up and odds are it needs work. Depending on the work that's needed, it's definitely something that can cash flow pretty well for an investor. Even if an owner occupant lived on the first floor, the rental income from upstairs could easily pay the entire mortgage (again, this will depend on the work needed) and then be able to put some extra in the owner's pocket.
The most expensive of all the two-families for sale in Dorchester is a lovely home on sought-after Wellesley Park going for $629,000. This home has rental income of $1,325 for a two-bedroom apartment and $1,650 for a three-bedroom. This is a perfect home for an owner-occupant as this street is one of the most sought-after in all of Boston (the numbers don't quite work for an investor, anyways). This is right across from where I used to live and can attest to the fact that this is a great area to be in and will surely bring any new homeowner great joy.

When I was only seven years old, I started probably my first business ever. It was not exactly a business, per se, but really it was me selling my neighbor's trash. I noticed after school one day that my neighbor was throwing out an old collection of National Geographic magazines. I thought that since they were in good shape and there were a ton of them just sitting there, I would set some of them up on a table in front of my home and try and sell them to people walking by on busy Columbia Road in Dorchester.

It worked far better than I thought. People who were walking by on their way home from work scooped up enough copies (that I was selling for a mere quarter each) that I made over ten dollars! To a second-grader, this was like hitting the lottery! I was thrilled that I was able literally able to turnsomeone's trash into someone else's treasure for very little time and effort.
Recently, I listed a three-family for sale in Dorchester on Columbia Road and it's right next door to where I lived in second grade. It's the same building that was throwing out the National Geographics! (I'm not sure if it's the same people since there are six rental units in the building.) It's amazing how 27 years ago, I was selling someone else's trash and now, I'm selling the very building that trash came from, someone's most expensive possession. If someone approached me when I was seven and told me that I would be selling my neighbor's house in a few decades, I would have thought they were crazy! I'm asking way more than 25 cents for it, though!

Last week, I wrote about real estate agents taking a day off and asking if it really ever happens. I argued that even if we do take what most people call a "day off", we still answer the phone, reply to texts and even think about our clients' needs while trying to relax, not schedule any showings, etc. I realized that it was tough to totally "take off" because I loved what I do!

To my surprise, not only did the blog get featured, but it was the title blog on daily email that ActiveRain sends out to its members. With almost 200 comments featuring an array of ideas, thoughts and stories, I wanted to let you all know that I did end up taking a day off on Friday. While it was not the definition of a day off that some people wrote about, it was good enough for me!
Friday is the one weekday that my wife does not work and on about Wednesday of last week, I realized that I didn't have anything scheduled for that Friday. As it approached, we scheduled a full day together without any real estate appointments! Nothing urgent came up and I was able to enjoy the day. I even had someone wanting to make an offer on one of my listings, but I told him that I would not be around until Saturday!
I got to sleep in, go out to eat for brunch, visit Ikea and Target for some items we had been meaning to pick up, go out to eat for dinner and then on to the circus since my wife had never been to a large one and Ringling Brothers was in town. It was a wonderful day that we were both able to enjoy!
I did end up talking on the phone with a client for a few minutes in the parking lot of Target and taking a few minutes to look up a few listings on my phone and schedule some appointments for Sunday. But other than that, I barely worked. It was great! I did play some catch up on Saturday, though. Fridays, I realize seem to be the slowest day of the week for me since people tend to think about the weekend, not houses as the weekend approaches.
Thanks again to all those who responded to my first blog and I'm glad I took some of your advise and took that day off. I'm already planning my next one!

Jones Hill Condos have been in high demand for years now since the condo market has been hot in Dorchester, MA.

While for the most part, Jones Hill condos tend to be near the higher end, lower priced and affordable ones are also available with some foreclosures even available from time to time. As of this writing, the cheapest one to be had is a 2-bedroom on the 2nd floor of a converted triple-decker on Downer Avenue for only $169,900 and the most expensive one is $499,000 3-bedroom bi-level high-end conversion on Sawyer Avenue. There are at least 6 more available that fall in between the two just mentioned.
