Ginger ice-cream at Sundae School

I was looking at my photos, when I ran across this one and I immediately started thinking of ginger ice-cream. Okay when I am on vacation I am always on the lookout for rum raisin ice-cream. I don't have it often, but most of the ones on the market don't make the cut so I am always searching.

This place is Sundae School in Harwich on the Cape. As you can tell from the picture it is a popularSundae School ice-cream spot for vacationers. I was hoping to get my rum raisin but that particular day they had none. I took a long time looking at the menu and finally decided on ginger ice-cream as an alternative. The truth is, I did not know what to expect, however I was rather pleased with it.

So if you are ever in Harwich stop by Sundae School and try one of their ice-cream; if ginger ice-cream does not appeal to you there are many other flavors.

Birds on a Rock

When I go to the beach the birds on the beach never fail to amuse me. I have so many bird pictures that it is now a joke with my family. They are always asking if I got enough bird pictures for the day.

When I look at this particular picture, to me I see two love birds, no pun intended, contemplating their next move. Or maybe they are thinking to themselves, "will the catch be good today?"

The Trend in Home Sales in Harwich MA - Improving, or...?

Home prices in Harwich on average are rising! Home prices have risen 6.2% since June of 2009.

The current average listing price of homes for sale in Harwich MA is $483,436, down 2.6% from a month ago. Compare this to the current median sales price of $321,250 - where half of sales are above this amount and half below it.

2, 3 and 4 bedroom homes are selling for more compared to a year ago. Most notably, prices of 4 bedroom homes are up 28.9% since the same time last year. 3 bedroom homes are up 16.0% while 2 bedroom homes are up 5.1%. While cyclical, the number of sales of all homes in Harwich MA in general are flat over the last 5 years:


So what does all this mean? Well, if you're looking for a home in the town of Harwich, you better not mess around too much. While sales are overall are relatively flat, prices of homes are climbing.

Trend and Forecast in Mortgage Rates on July 19, 2010 - Improving, or...?

Here are some of the events affecting mortgage rates today:

What Mortgage Backed Securities (MBS) Are Doing Today:

  • The price of the FNMA 30-Year 4.0% MBS coupon opened at 101.88 this morning - the same as Friday's close.

  • At 9:30 AM, the 4.0% MBS coupon was trading at 101.75 - down 4/32 from its opening.

Remember, on mortgage backed securities (MBSs), as the price goes down, the yield goes up - and so do mortgage rates. I expect that mortgage rates will be up to 0.125 points worse in price this morning as compared to Friday.

Mortgage Rate Lock Advice:

Mortgage rates are at their historic lows - and haven't been this low since the early 1950s. They could possibly go even lower as the global economic crisis continues. However, the stock market is over sold while the bond market is over bought, and rates could begin to head up soon as the markets begin to correct themselves. As such, I would not risk the chance waiting for lower mortgage rates.

If I were financing a home or refinancing a mortgage today, I would:

  • Lock if my closing was taking place within 7 days
  • Float if my closing was taking place between 8 and 15 days
  • Float if my closing was taking place between 16 and 30 days
  • Float if my closing was taking place more than 30 days from now
