Working in my Cape Cod Real Estate office today, I came across this article by Dona Dezube, titled 9 Ways to Solve the Housing Crisis that I put up on my Facebook Fan Page ETSells Think Real Estate. in the article she was talking about how a group of lawmakers and D.C mucky mucks got together to discuss the issues around the housing market.


As an Cape Cod Real Estate agent, who would love nothing more than see the Cape Cod Housing market get better and better, found some interesting ideas in this article. What made me really think was the question I asked myself. Is my Cape Cod Real Estate market in a crises? A bear Cape Cod Housing market


See I live in Mashpee, MA and we have about 6% of our market being a distressed sale. Comparing this to my neighbor East Falmouth, MA which is a little over 8%, I would say no.


But the underliing pulse of the article was the conversation about helping financially troubled home owners ( these home owners haven't even hit the market OUCH! ) not be another distressed home on the market which would just add to the total number of distressed Cape Cod Real Estate on the market..

Mashpee Real Estate Listings, are on the rise!

Mashpee Real Estate listings are on the rise according to the Mashpee market research I was doing today to help a Mashpee Home Owner gain a better understanding of what was really going on in this ( what they call buyers) market.

In my effort to educate the sellers on my ahead of the curve pricing strategy, it became apparent to them that Mashpee real estate listings are on the rise. So they asked “What does it

mean that Mashpee real estate listings are on the rise?”



Well if you look at this chart that shows Mashpee Real Estate Listings data from last year up to the month of July this year, there were 209 single family Mashpee homes for sale. and that last July there were 204 single family Mashpee homes for sale. December had the low point with only 152 homes for sale

Now on the surface this might not mean anything. But a closer look gives a little insight to the Mashpee Real Estate Listings cycle.

Take a look at the trend chart - Take a look at the past. August, September and October. What do you see? Well I see a Mashpee Real Estate Listings window of opportunity.


Mashpee Real Estate Months of Inventory

See what i was discussing with these Mashpee Sellers was, Yes there are more Mashpee Real Estate Listings on the market but there are more buyers buying too.

The Months of inventory ( based on closed sells) have been declining since a peak in February. Which tells me there are a lot of Mashpee Real Estate Listings on the market and the Mashpee Home Seller who understands this and takes good advice to price the home ahead of the curve. Will be in the best position to get there home sold faster and for more money compared to the other homes that are just sitting out of the market.

The Real story is that many Mashpee home buyers and sellers are listening too the national news about what going on in the overall Real Estate Market and making their
decision to buy or sell based on that news.

The only news that a buyer or seller should listen to (in my opinion) is the news that directly effects their town, their neighborhood and their street period...

Bottom line: Mashpee Real Estate Listings, are selling.
