The price of the FNMA 30-Year 4.5% MBS coupon closed up 7/32 yesterday to 100.63 (as shown by the white line). MBS is currently trading down 4/32 at 100.50 (as shown by the blue line). Remember, on mortgage backed securities (MBSs), as the price goes down, the yield goes up - and so do mortgage interest rates. I expect that mortgage interest rates will be 0.125% - 0.25% worse in price this morning as compared to yesterday.

Economic Reports, News, and Events Affecting Mortgage Interest Rates Today:

  • There are no economic reports expected to be released today.

The Federal Open Market Committee (FOMC) will adjourn early this afternoon and issue their press release at 2:15 pm. While there is widespread expectation that key short-term interest rates will remain unchanged, the post-meeting statement could lead to volatility in the mortgage market. Investors will be focusing on any changes in balance sheet expansion or planned unwinding as well as comments on the status of recovery. It's expected the minutes will acknowledge recent improvements in economic activity. At the same time, it will indicate that the recovery is expected to be relatively weak and will persist for some time. If we see any significant weakness in stock markets, then investors may return to the mortgage market as a safe-haven from the volatility. This in turn could lead to lower mortgage interest rates this afternoon.

What's Happening With Mortgage Interest Rates Today:

Low to Moderate Volatility. Overall, look for less volatility in the mortgage market today as there are no economic reports due for release. However, volatility could pick up this afternoon after the FOMC's press release. Otherwise, look for the mortgage market to be heavily influenced by the stock market today.

MEDFORD LIONS RECYCLE FOR SIGHT

Medford, MA - October 15th, 2009. As Fall/Winter cleaning season gets underway, the MedfordLions Club is asking people to look through drawers and closets for old, unwantedeyeglasses and donate them to the Lions Recycle for Sight program.

During the month of October & November, the Medford Lions Club will be collecting used prescription eyeglasses and sunglasses as part of a uniquerecycling program throughout theUnited States and Canada. The glasses will be distributed to those in need in developing countries where eye care is often unaffordable and inaccessible.

"We need everyone to donate their old glasses," said Matt Hollis Medford Lions Club president. "In most developing countries, an eye exam can cost as much as one month's wages, and a single eye doctor may serve a community of hundreds of thousands of people."

The glasses will be shipped to one of ten Lions Eyeglass Recycling Centers where they will be cleaned, categorized by prescription and prepared for distribution by Lions and other groups. According to theWorld Health Organization, the eyesight of approximately one-fourth of the world's population can be improved through the use of a corrective lens.

To donate used eyeglasses, place them in specially marked Lions Recycle for Sight collection bin located in Prudential Prime Properties Wolfson Cutler Real Estate - 366 Salem St. Medford, MA.


When Donating Eyeglasses

·Please send both plastic and metal frames. Remove loose and broken lenses or damaged lenses and frames. Rather than store glasses for a long time, send as soon as possible to one of the Lions Eyeglass Recycling Centers. Time, extreme temperature and weather conditions cause damage to frames and lenses, often rendering them useless.


·Pack eyeglasses in a sturdy corrugated cardboard box. Layer rows of eyeglasses with tissue paper, newspaper or styrofoam. (Please avoid using shredded packing materials or styrofoam "peanuts.")


·Seal box with strapping tape.


·Be sure label is legible and include your return address.


·Used eyeglasses are of no commercial value; therefore, choose the least expensive means of shipping to the recycling centers (usually third or fourth class mail.) Label the box, "No commercial value."


·Please notify the Lions Eyeglass Recycling Center before sending large shipments of eyeglasses.

August 2009 condo sales saw a jump from 13 in July 2009 to a high of 21 for August 2009. Multi-family properties saw a real drop off from 8 in July 2009 to 4 in August 2009 and Single Family homes only declined slightly from 24 in July 2009 to 22 in August 2009.

Condo prices were up on average over $63,000 from July 2009 and slightly shorter average days on market. Multi family homes also saw a rise in average sale price of over $16,000. Single family average sales prices also showed a rise of almost $20,000 higher than July 2009.

With September here it'll really be telling how home sales continue with the deadline quickly approaching for the $8,000 first time buyers tax credit. The majority of homes in Medford fall in the $300K-400K range making them especially attractive for first time home buyers, there is getting to be a shortage of lower end & entry level housing options on the market also adding to the price run up.
